Room available in a nice WG of 3

My name is Maria and I’m helping my new roommate Lluis to find a third perfect match for the flat! Below his info and the apartments:

My name is Lluis, and I come from Mallorca, Spain. I have been living in Vienna for 5 years, and I work as a software engineer. Unfortunately, my two lovely roommates, Lisa and Llili, are moving out by the end of the current lease. Therefore, I have already arranged a lease extension starting from November 15th with the landlady, and now it's time to search for one more roomie. Maria will be the other roomie! She is very sweet and friendly, hails from Colombia, and has been working in Vienna for about 5 years.

Our house half is located in the 7th district in a beautiful, leafy courtyard.

The WG is distributed on 3 levels.

On the 1st floor there is a large common living area with eat-in kitchen.
Since the roof is partly made of glass (winter garden), the kitchen-living room is very bright.

The apartment has two bathrooms, each with toilet and bathtub/shower.

Your room is in contrast to the rest of the apartment still in the old building style and therefore has a high ceiling. It is located on the 1st floor overlooking the green courtyard and offers super storage space: On the one hand, there are built-in boxes under the old building windows, on the other hand, the huge Pax closet would also remain in the room.
Since the apartment is located in a courtyard, there is no street leading past your room.

The room have about 18 m2 and the apartment is overall very spacious. Each resident has about 40m2 of space.

Location

The house is very centrally located in the 7th district between Zieglergasse U3 and Westbahnhof/Stadthalle U6 - both stations are about 8 minutes walk away.

The public transport connection is therefore super and Vienna can be reached quickly in all directions.

The house is located in an inner courtyard, so it is very quiet, from the street noise you get nothing.

The courtyard is maintained by the users of the facility with much love and there are accordingly many plants there.

Flatshare Type

To be honest, I've been living in Vienna for 5 years, and this is one of the nicest shared apartments (WGs) that I've ever come across. With a three-story apartment and a super cool outdoor terrace connected to an indoor chill-out place, it's great both in summer and winter. Additionally, the neighborhood is amazing, with plenty of lively bars and restaurants. It has the feeling of a house rather than just a flat.



IMPORTANT:
The room is available for rent from November 15th for approximately a year (until December 15th). There is basically the possibility of entering into a new contract once the current one ends.

The Nebenkosten (additional costs) are not specified because all services (electricity, gas, etc.) will need to be restarted since the current ones will be canceled due to my two roommates leaving the flat (approx 100-120€ a month per person). However, this may be a good thing because we can try to find the best deal together. In any case, I will start researching what's available on the market very soon.

Additional Information:
Bicycles can be parked in the courtyard.
There is also a storage room and a large cellar. However, the cellar is damp. If you want to store something there, it's recommended to use a vacuum bag or similar.

Next to our terrace is the same apartment, only mirrored, where three super nice students live. We often hang out together.
In general, all our neighbours are pretty cool and laid-back.
