Das Zimmer ist 21m2 groß, hat einen schönen neuen Parkettboden, hohe Decken und eine große Fensterfront.
Die Wohnung befindet sich in einem neu sanierten Altbau und ist insgesamt 142m2 groß.
Es gibt eine Küche, 2 Bäder (eins mit Badewanne, eins mit Dusche und Toilette) und eine separate Toilette.
In der Küche haben wie eine neuwertige Waschmaschine und eine Spülmaschine.
In den Innenhof gerichtet ist ein kleiner Balkon und im Innenhof ein Fahrradabstellplatz.

The room is 21m2 in size, has a beautiful new parquet floor, high ceilings, and a large window front.
The apartment is located in a newly renovated old building and is a total of 142m2 in size.
There is a kitchen, 2 bathrooms (one with a bathtub, one with a shower and toilet), and a separate toilet.
In the kitchen we have a new washing machine and a dishwasher.
There is a small balcony facing the courtyard and a bicycle parking space in the courtyard.

WIEN, 11. Bezirk (Simmering)
Der verkehrliche Anschluss ist super. Die U3 ist in der Nähe und direkt um die Ecke (keine Minute entfernt) gibt es jeweils Anschluss zu Bus (69A), Bahn (S7) und Straßenbahn (11, 71). Nachts gibt es einen Nightliner und mit der S-Bahn (S7) ist man in 7 Minuten in Wien Mitte (Landstraße).
Einkaufsmöglichkeiten sind auch direkt um die Ecke, unter anderem Billa, Lidl und Spar.

The transportation connection from the flat is great. The U3 subway line is nearby, and just around the corner (less than a minute away) there are connections to buses (69A), trains (S7), and trams (11, 71). At night, there is a night bus, and with the S-Bahn (S7) you can reach Wien Mitte (Landstraße) in 7 minutes.
Grocery stores are also just around the corner, including Billa, Lidl, and Spar.

In der WG leben momentan 4 weitere Personen: Studenten und Angestellte, 2 Jungs und 2 Mädchen zwischen 19 und 27 Jahre alt. Das Leben in der WG würde ich insgesamt als ungezwungenes Miteinander beschreiben.

Overall, I would describe the atmosphere in the shared apartment as relaxed and easygoing.

Die Grundmiete beträgt 442€ (kalt) wozu noch Betriebskosten kommen, die sich auf ungefähr (je nach Verbrauch) 50€ belaufen pro Monat pro Person.
Der Raum wird unmöbliert sein (außer dem grauen Sessel und dem weißen Stuhl).
*für diejenigen, die am Flughafen Wien arbeiten, ist die Verbindung mit der S-Bahn (S7) super und man erreicht den Flughafen in nur 15 min. Der Bahnhof befindet sich direkt vor der Wohnung.
🇬🇧 MISCELLANEOUS
The base rent is 442€ (cold), to which operating costs are added, which amount to approximately (depending on consumption) 50€ per month per person.
The room will be unfurnished (except for the gray armchair and the white chair).
*for those working at Vienna International Airport, the connection with the S-Bahn (S7) is great and you can reach the airport in only 15 min. The train station is located right in front of the flat.
