Nach 4 Jahren wird meine Mitbewohnerin ausziehen und somit wird ab Semptember ein Zimmer in der Wohnung, die ich miete, frei.
Ich suche daher eine nette Mitbewohnerin, die Nichtraucherin ist und Katzen mag. In der Wohnung wirst du nämlich mit mir und meiner tollen Katze wohnen.
Dein Zimmer ist voll ausgestattet. Falls du ein eigenes Bett hast, kann das Vorhandene weggeräumt werde.
Außer dem Zimmer stehen dir folgende Räume zur Verfügung:
- Badezimmer mit Waschmaschine
- separates WC
- Küche mit Spülmaschine, Mikrowelle und Induktionsherd mit Backofen
- Balkon, der nun durch mein Zimmer zugänglich ist
Rauchen ist in der ganzen Wohnung (Balkon inkl.) nicht erlaubt.
Folgende Öffis sind in max 6 Min. zu Fuß erreichbar:
- U4, U6 (Längenfeldgasse, Margaretengürtel)
- Tram + Bus: 12A, 59A, 6, 18, 62
- Badner Bahn
Sehr gute Verbindung zu Hauptbahnhof, Westbahnhof, Meidling Bahnhof und Stadtzentrum (Bsp. 5 Min. mit U4 bis zum Karlsplatz, 10 Min. zum Schwedenplatz).
Einkaufen gehen? Bitteschön! In 30 Sekunden ist eine Bäckerei, in 2 Minuten Billa und in 5 Minuten Hofer zu erreichen. :) In der Nähe gibt es auch Eurospar, Penny, Bipa und DM. :D
Mit Badner Bahn kommst du auch schnell und sehr bequem zu SCS.
Ich suche eine Mitbewohnerin, mit der ich mich vor allem gut verstehen kann und die Katzen mag. :)
Ich würde gerne mit dir am Abend oder nach der Arbeit plaudern - natürlich nur, wenn wir beide darauf Lust hätten. Man braucht doch auch ab und zu, sich in eigenes Zimmer zurückzuziehen.
Kurz über mich:
Ich bin berufstätig, kommunikativ und positiv zum Leben eingestellt. ;) Ich verbringe ziemlich viel Zeit beim Tanzen (Lindy Hop) und Laufen. Und ich habe eine liebe und stubenreine Katze.
Der Preis inkludiert die Miete und alle Nebenkosten (BK, Strom, Wasser, Fernwärme, Intermet) und beträgt weniger als die Hälfte davon, was ich für die ganze Miete und NK zahle.
Da die Energiekosten ab September erhöht werden sollen, wird der Preis entsprechend angepasst. Ich habe leider noch keine Angaben zur Erhöhung erhalten.
Wichtig ist, dass es kein Gas im Gebäude gibt!

Bei Interesse schreib mir eine Nachricht und wir machen einen Termin aus - ich lade dich zum Kaffee/Tee ein und zeige dir die Wohnung. Mir ist wichtig, dass "die Chemie passt", damit Streitigkeiten vermieden werden können.
Besichtigungen sind ab dem 24.8. ab 18 Uhr möglich, an manchen Tagen auch ab 16:00 Uhr.
Vorläufig ist das Zimmer bis Anfang März 2023 zu mieten. Es kann aber nach Absprache verlängert werden.

My flatmate is moving out after 4 years and I'm looking for a nice nonsmoking flatmate (female) for a separate room (~ 20 m2). There is only me and my lovely cat in the flat, so you will be the 2nd person.
The room will be free form September, the 1st, until March 2023. It can be also extended upon agreement. ;)
Your room and the flat are fully furnished. In case you have your own bed, the one on the pics can be removed.
There are a washing machine, microwave, dish washer etc. in the flat. The bathroom and the toilet are separately.
The given price includes the rent and all other costs (including Internet with a good speed). It is a bit less than the half of the renting costs I pay. As the energy costs should be higher starting from September, the price will be higher in accordance to the new energy prices. Unfortunatelly, I don"t have information about it yet.
You can reach the public transport in cca. 6 mins:
- U4, U6 (Längenfeldgasse, Margaretengürtel)
- Tram + Bus: 12A, 59A, 6, 18, 62
- Badner Bahn
You can reach very quickly a lot of places - the Main Station (Hauptbahnhof), Westbahnhof, Meidling Bahnhof, city center (e.g. Karlsplatz within 5 mins with U4), Shopping Center Süd (with Badner Bahn)
Nearby are: a bakery, Billa, Hofer, Spar, DM, Penny Market, Bipa.
