Really cozy and comfy WG-room in really amazing location in the heart of the XV Bezirk.
The room is a little more than 11 mq2 and is well furnished with a bed, sofa, desk with chair, wardrobe and bookshelf and a dresser. Everything will be left in the room for FREE, as it was already there when I moved in. The bed is made up by two materasses but can be replaced anytime. The space is well illuminated by three big windows which face directly the street.
The apartment itself provided all the necessities and is constituited by a main entrance, kitchen, toilette and bathroom.The kitchen with a dishwasher, frigde and freezer, oven, microwave and all sort of tools you might need. The bathroom has a shower and a second WC. The washing machine is provided by the building and is located for a common use in the cellar.
As I said, the apartment is really well located in the central zone and perfectly connected to the transport sistem. The tram line 9 in both direction is exactly in front of the house at 50 meters away. The metro U3 (Schweglerstraße) is at most 8 minutes far away; the U6 (Burgasse-Stadthalle) at most 12 minutes. To reach the city center it will barely require 25 minutes. Westbahhof is reachable by feet in 20 minutes or by any services in 5.
The area is also really well served by any supermarkets (Spar in 100 mt, Billa in 300 mt) or any other shops or services (near Schweglerstrasse station there are DM, Lidl, banks and so on). If you like to swim, the Stadhallenbad is at 5 minutes by walk; for running, the common gardens are literally behind the corner. The big mall Lugner city is at 10 minutes by walk.

Here is Enrico! After one and half year I will leave my room in the Wg to search for a new 1-single room apartement and that's why I will leave my nice room.
If you choose to stay in this house, you will meet Alessandro and Marc (: they are both planning to leave the house in the next months as well (probably in summer), so maybe there wont be that much time to spend time with them, but still I'm sure you will find them lovely. Everybody enjoys their privacy and to take his own time, but they will be up for a chat or a coffe or similar in the kitchen (wich is more or less the common area of the apartement) if at home and according to the different time shedules which we have (:
Alessandro is 23 and studying german and italian at the university in the master while also working.
Marc is 25 and is working so far for a company related to the train construction and he uses to spend also some time at home in smart working.
The apartment will be theoretically available already from the 15.04.2024, but it is a deadline that can be discussed. Because I already paid the rent for the month, I would like to split it in a half with the newcomer, if at the end you will move in at that date (: Otherwise, we can of course discuss about that.
On the contract it is reported that the rent is going to be temporary until the 01.02.2027. Nonetheless, the actual duration will be discussed with the landlord of the house do to possible renovation in the upcoming year (but nothing certain and everything should stay calm until end of December 2024)
