Hallo liebe WG-Suchende!
In unserer WG wird ein Zimmer frei. Das hofseitig gelegene Zimmer ist Teil einer ca. 90m² großen 3er WG. Einzug ist ab sofort möglich. Die Miete beträgt 290€ kalt + ca. 47€ Nebenkosten (Strom/Gas und Internet diese werden vmtl. aufgrund der Energiesituation steigen) und die Kaution beträgt 900€.
Die Wohnung besteht aus einem großen Wohnzimmer, mit sehr viel Platz zum gemeinsamen Essen mit Freunden, TV-schauen, Feiern, Freunde einladen und zusammensitzen... Es gibt eine feine Küche, WC, Badezimmer, Abstellraum und die 3 getrennt begehbaren Zimmer. Außerdem gibt es noch ein eigenes Kellerabteil. Die Möbel in der Wohnung verbleiben ggf nicht, aber die Möbel im Zimmer (Bett, Schreibtisch + Sessel, Kleiderschrank, Regal und Lampe) schon, wofür ich eine Ablöse von 50€ möchte.

A room is vacant in our shared flat. The room is opposite to the street, adjacent to the inner courtyard, and is part of a 90 sqm flat with three rooms. Move in is possible any time. The rent is 337€ in total, which includes 47€ for electricity, heating, internet etc (which might rise given the current situation) and the deposit is 900€.
The flat consists of a large living room, allowing for larger dinner partys with friends, watching TV and hanging out. It also contains a kitchen, bathroom, restroom, storage room and the three separate rooms. There is also a basement. The furniture in the flat might not stay, but the furniture in the room (including bed, desk, chair, closet, shelf and a lamp) will, for which I'd like to have 50€.
Die U3-Station Johnstraße ist zu Fuß nur 5 min entfernt, genauso wie die Linien 49,10, 10A, 12A, 48A, N49, N50. Super gelegen, um schnell in die Innenstadt und zu sämtlichen Unis zu kommen. Die Schmelz ist auch nur um die Ecke!
Im Umkreis von wenigen Metern gibt’s alles was man zum Einkaufen braucht. Meiselmarkt, Eurospar, Lidl, City Baumarkt,
Hofer, Billa, Apotheke, DM, Libro, Türkischer Supermarkt, Conrad Elektronik um die meisten zu nennen.

The U3 station Johnstraße is easily reachable by foot (5 minutes), allowing quick access to university and the inner city. The Schmelz, a sport campus, is around the corner.
Everyday goods and items can be bought in the vicinity, as Meiselmarkt, Eurospar, Lidl, Billa, a pharmacy, a drug store are in walking distance.
Deine zukünftige Mitbewohnerin ist Lena (29 J.). Das dritte Zimmer wird zum 1.4. frei und ist derzeit auch noch auf der Suche nach einem neuen Besitzer - vielleicht kennst du ja einen Freund/-in, mit der du gemeinsam einziehen magst. Lena schreibt derzeit Ihre Masterarbeit und arbeitet nebenbei. Sie ist sonst sehr lebhaft und gerne unterwegs, im Freien mit Freunden, neue Restaurants ausprobieren oder manchmal beim Fortgehen im ein oder anderen Club. Sie kocht gerne und ist auch immer offen für einen Plausch. :)

Your future roommate is Lena (29 years old). The third room will also be vacant from the 1st of April onwards and is also looking for a future tenant - maybe you know a friend who you'd like to move in together with. Lena is currently writing her master thesis and is working part-time. She is very lively, enjoys going out with friends, trying restaurants and clubbing every now and then. She enjoys cooking and is always open for a conversation:)
