The room itself is 13m² in a 57 m² appartment and is unfurnished (to be discussed) - so is the living room. The windows make the room bright. It is super quiet.
The ceiling is high, and there's a lot of room to add furnitures : 160 cm bed, desk for home office, wardrobe, couch... Speaking of which, a small Ikea couch can be negotiated.
The apartment is located in the middle of the 15th district and is easily accessible by public transport.
Westbanhof (U3 and U6) is only approx. 7 minutes away. The U6 GumpendorferstraBe is approx. 4 minutes walk away.
50 m up the street you are immediately in the outer Mariahilferstrasse, which offers you a variety of shopping opportunities. Besides a Spar 400 m, Billa 350 m, Penny Markt 450 m, Hofer 500m and a Billa in the Westbahnhof (also open on Sundays). Not to mention a small Asian Lebensmittel, Action, Ikea...
There are many other options for shopping. If you don’t feel like cooking, you will find a lot of choices all around in a 5 minutes radius.
For running or walking you can be in the Auer-Welsbach-Park in 15 minutes or if you do a few more meters in Schonbrunn.
It has a fully equipped kitchen (oven, dish-washer, electric hotplates, a big fridge, shelves), a recently renovated bathroom with a washing machine, and a balcony. Separated toilets.
The living room is approx. 20 square meters, not equipped but once again if needed can be discussed. One private 5 square meters balcony for smokers or if you just want to sit and relax outside while you're cooking.
At the top of the apartment, you will find a cozy and fully furnished rooftop with a great view on Vienna.
The appartment is shared with a nice young man from Hungary and who now works in a bakery. Very clean guy, learning German and proficient enough to go to Volkstheater in the evening. He is non smoker, but the balcony is there in case.
The house has two roof terraces, accessible to everyone. The main one is the real highlight, weither it be for breakfast (super quiet, even on sunny days) or for afterworks.
The lower one is equipped with raised beds and ergonomic loungers, which is very useful if you just want to enjoy the sun.
There is also a small fitness room in the house. If the small fitness room in Talgasse is not enough, you will find a large fitness room with a bouldering and sauna area in the second house in Schwendergasse, an 8-minute walk away.
Both can be used free of charge.
Two rooms for bikes storage, an additionnal laundry in the building in case the washing machine is already taken.
Regarding pricing : 430 euros ALL inclusive (rent, betriebskosten, heating, internet) except electricity (for legal reason), since heating is already included in the rent you have to add maybe 20€ of real cost for electricity. Excellent deal, renovated Altbau (so nice entrance).
