Möbliertes WG Zimmer in zentraler Lage

Hallo! Ich suche ab sofort einen Nachmieter für mein WG-Zimmer.
Das helle Zimmer ist mit seinen ca. 14qm und hohen Decken (sanierter Altbau) sehr geräumig und schafft eine gemütliche Atmosphäre. Das Zimmer wird komplett möbliert vermietet (keine Ablöse notwendig). Bett (1,8m x 2m) mit Matratze (Bettwäsche, Decke und Kissen vorhanden), Schreibtisch, Stuhl, Kleiderstangen gehören dem Vermieter und können genutzt werden. Die WG verfügt über einen stilvoll eingerichteten Wohnbereich mit Sofa und TV, einer gut ausgestatteten Küche (inkl. Spülmaschine), zwei Bädern + einem zusätzlichen WC und einer Waschmaschine. Die Wohnung befindet sich im 1. Stock (Aufzug vorhanden). Die Warmmiete beträgt 470Euro monatlich und beinhaltet bereits sämtliche Nebenkosten (z.B. Internet, Strom, Gas, Reinigungskraft).

Das WG-Leben gestaltete sich sehr entspannt und rücksichtsvoll. Wir sind Studenten und kochen gelegentlich zusammen oder machen einen TV-Abend. Wie ihr das Handhaben wollt wird sich natürlich zeigen, ab Ende Februar findet auch ein Wechsel von zwei neuen Mitbewohnern statt.

Die Wohnung befindet sich im 17. Bezirk (Hernals) direkt an der Grenze zum 9. Bezirk und ist sehr gut angebunden (U6 Alser Straße sowie mehrere Tramlinien sind in wenigen Gehminuten erreichbar). Bspw. die Universität Wien (Hauptuni) ist in ca. 10Minuten mit der Tram erreichbar. Mehrere Supermärkte sind in wenigen Gehminuten erreichbar (großer Interspar, Hofer, Lidl etc.).

Hello, I am looking for a new tenant for my room in a shared flat.
The bright room with its approx. 14 sqm and high ceilings (renovated old building) is very spacious and creates a cosy atmosphere. The room is rented fully furnished (no transfer necessary). Bed (1.8m x 2m) with mattress (bed linen, blanket and pillows available), desk, chair, clothes rails belong to the landlord and can be used. The flat share has a stylishly furnished living area with sofa and TV, a well-equipped kitchen (incl. dishwasher), two bathrooms + an additional WC and a washing machine. The flat is located on the 1st floor (lift available). The warm rent is 470 euros per month and already includes all utilities (e.g. internet, electricity, gas, cleaning service).

Life in the shared flat is very relaxed and respectful. We are students and occasionally cook together or have a TV evening. We'll see how you want to handle this, of course, as there will be a change of two new flatmates from the end of February.

The flat is located in the 17th district (Hernals) directly on the border to the 9th district and is very well connected (U6 Alser Straße and several tram lines are within walking distance). For example, the University of Vienna (main university) can be reached in approx. 10 minutes by tram. Several supermarkets are within walking distance (large Interspar, Hofer, Lidl etc.).
