Die hübsche Altbauwohnung (2. Stock mit Lift) liegt im 18. Bezirk in Wien (Währinger-Gürtel). Für das Kabinett (11m2) suche ich für etwa sechs Monate (Ende flexibel) eine offene und ordentliche Person – wenn du also gerade ein Praktikum oder ein Austauschsemester in Wien machst, ist diese Wohnung perfekt für dich!
Die Wohnfläche beträgt 76m2 und besteht aus einem großen Wohnzimmer mit Küche, einem großen Badezimmer mit Badewanne, getrenntem WC, Vorraum, zwei Schlafzimmern und einem kleinen Balkon. Die Räumlichkeiten sind mit viel Liebe eingerichtet worden und haben auf jeden Fall Wohlfühlcharakter! Das Wohnzimmer und dein neues Zimmer (11 m2) sind hofseitig ausgerichtet (sehr ruhig, Blick ins Grüne auf den alten jüdischen Friedhof) und liebevoll möbliert (Schreibtisch, Schreibtischstuhl, Schrank, 1.40m Bett und Nachtkästchen). Alles was du mitbringen musst, ist dich selbst und deinen Koffer – Bettwäsche und Handtücher bekommst du auf Anfrage gratis von mir :)
Achtung: Das Zimmer wird nur an eine Person vermietet! Ich freue mich, wenn du ab und zu Besuch mitbringst aber eine fixe Vermietung an zwei Personen ist allerdings nicht möglich.

Miete: ALL IN 750,- (inkl. Betriebskosten, Internet und Haushaltsversicherung, Strom und Gas)

The beautiful old building apartment (2nd floor with elevator) is located in the 18th district of Vienna (Währinger-Gürtel). For the cabinet (11m2) I am looking for an open and tidy person for about six months (end flexible) – so if you are doing an internship or an exchange semester in Vienna the room is absolutely perfect for you.
The living space is 76m2 and consists of a large living room with kitchen, a large bathroom with bathtub, separate toilet, hallway, two bedrooms and a small balcony. The apartment has been furnished with much love and definitely has feel-good character! The living room and your new room (11 m2) are facing the courtyard (very quiet, all you see are big old beautiful trees and the old Jewish cemetery). Your room is fully furnished (desk, desk chair, wardrobe, 1.40m bed and bedside table). All you need to bring is you and your suitcase – if you want to you can have bedding and towls for free.
Attention: The room is rented to one person only! I am happy if you bring visitors from time to time but a fixed renting to two person is not possible.
Deposit: 800,-
Rent: ALL IN 750,- (including operating costs, internet and household insurance, WiFi, electricity and gas).

Die Wohnung ist öffentlich sehr gut angebunden: Die U-Bahn Station Nussdorfer-Straße (Linie U6) ist direkt gegenüber vom Gebäude, also nicht einmal eine Minute von der Wohnung entfernt. Ebenfalls gleich ums Eck befindet sich eine Straßenbahnstation mit den Linien 37, 38 und D. Die Straßenbahn fährt direkt zur Hauptuniversität.
Gleich in der Nähe der Wohnung stehen fast immer freie Parkplätze (Achtung: Kurzparkzone!) zur Verfügung. Der Weg zur Hauptuniversität beträgt öffentlich knapp 17 Minuten, mit dem Fahrrad sind es etwa 11 Minuten.
Direkt hinter dem Gebäude befindet sich der Währinger-Park (inklusive sehr nettem Park-Café), der sich für eine Auszeit im Grünen ideal anbietet. Innerhalb von 3 Gehminuten befinden sich 3 Supermärkte, eine Drogerie und eine Apotheke.

Public transport wise is the apartment very well connected: The subway station Nussdorfer-Straße (U6) is directly across the building, so less than a minute away from the apartment. Just around the corner is a tram station with lines 37, 38 and D. The tram goes directly to the main university.
There are almost always free parking spaces very close to the apartment (attention: short term parking zone!). It takes you about 17 minutes by public transport and 11 minutes by bike to get tot the main university.
Directly behind the building is the Währinger Park (including a very nice park café), which is ideal for a break in the green. Within 3 minutes walking distance there are 3 supermarkets, a drugstore and a pharmacy.
