Two beautiful furnished rooms will become available at the lovely Währinger Gürtel WG.
We are looking for two people to take over the top floor rooms. One person needs to take over the main tenancy (Hauptmiete) since the main tenant will leave the WG. (Proof of salary last three months of yourself or guaranteeing family/friend.)
Room 1: Furnished 26 m2 room with a warm rent of € 370 per month. The ‘Master Bedroom’, newly renovated and relatively quiet. The room comes furnished with a mattress, shelf system and a wardrobe. The transfer fee (Ablöse) for the furniture is to be determined with the current tenant, René. The room is in general available as of 01.10.2022.
Room 2: Fully furnished 20 m2 room with a warm rent of € 360 per month. It’s cozy and quiet since it faces the buildings inner yard. The room comes fully furnished with a bed & thick mattress, desk & office chair, two wardrobes, two chest of drawers, hanging mirror, coat & shoe rack. The transfer fee (Ablöse) for the furniture is €200. The room is in general available as of 01.10.2022.
For each room, the deposit is € 1750. We know, it sounds quite high, but there were never any problems with the repayment! The warm rent of all rooms includes the full apartment rental costs, water/gas/electricity costs, the insurance costs and WIFI costs. The apartment’s kitchen, bathroom, living room and separate toilet are all fully equipped. (See pictures)
Around the corner of the apartment, you will find tram stops 42, 43, 44. The U6 U-Bahn stops Michelbeuern AKH and Alser Straße are just a 3-minute walk away. The shops Hofer, Billa, Interspar and DM are within a 5-minute walk. Also, the post office and a hairdresser are just on a 5-minute walk away from the WG. The 18th district is really lovely, close to parks, farmers' markets and many restaurants and bars. Within 15 minutes you are in the heart of Vienna.
You will share the apartment with Sandy who has her room on the ground floor of the apartment, Elisa, who has her room on the top floor too. Elisa is currently our Main tenant, but she is also leaving in a few months. Sandy is from Thailand, works full time, loves to travel and discover all countries in Europe. Elisa is from the Netherlands, works part time next to her Master's studies at the FH Wien, and has been the flat mother for all things organisational. The WG has always been pretty international and the more languages we hear, the nicer it is!
The task as main tenant is to pay the room rental company monthly rent, paying monthly insurance and WIFI fees and keep the WG a happy place to live. You can take ownership with this beautiful role and the people of the room rental company are only one call away when you would need them.
The rooms can be taken together for two people, or if you are interested in a separate room this is also possible. The moving in dates are somewhat flexible.
