eine Freundin meines derzeitigen Mitbewohners löst ihre WG auf und ich würde sie gerne übernehmen. Sie liegt in der Dresdner Straße knapp an der Grenze zum 20ten Bezirk. Die zwei großen Zimmer sind südseitig ausgerichtet und schauen auf das leere Areal des ehemaligen Nordbahnhofs. Man sieht Stephansdom, Votivkirche, sowie Flak- und Geschützturm im nahegelegenen Augarten. Echter Panorama-Blick! Das kleine Zimmer blickt in den ruhigen Innenhof.
In der Küche gibt es keinen Geschirrspüler und soweit ich das verstanden habe, gibt es auch keine Anschlüsse dafür - für mich ist das kein Problem. Eine Waschmaschine müssten wir uns allerding besorgen, das die jetzige mitausziehen wird.
Die Wohnung liegt im dritten Stock und es gibt keinen Lift.
Da sind 2 freie Zimmer:
Ein großes 23m² Zimmer mit Panoramablick und mediterranen Temperaturen im Sommer - unter 500€
Ein kleines 12m² Zimmer mit Gartenblick und sommerlicher Kühle - unter 400€
Derzeit zahlt die WG mit allen drum und dran (Miete, Heizung, WLAN, etc...) etwa 1.200€ - da wir den Mietvertrag neu übernehmen, besteht die Möglichkeit, dass der Mietpreis ansteigt. Da die Wohnung richtig günstig ist, könnte man auch überlegen, eine 2er-WG zu gründen und das verbleibende Zimmer auf Airbnb oder so zu vermieten.

A friend of my current roommate is dissolving her shared apartment and I would like to take it over. It is located in Dresdner Straße just on the border of the 20th district. The two big rooms are south-facing and look onto the empty area of the former Nordbahnhof. You can see St. Stephen's Cathedral, the Votiv Church, and the Flak and gun towers in the nearby Augarten. A real panoramic view! The small room looks into the quiet inner courtyard.
There is no dishwasher in the kitchen and as far as I understand, there are no connections for it - for me, that's not a problem. We would have to get a washing machine, though, as the current one will be moving out with us.
The apartment is on the third floor and there is no elevator.
There are 2 free rooms:
A large 23m² room with panoramic view and Mediterranean temperatures in summer - under 500€.
A small 12m² room with garden view and summer coolness - under 400€.
Currently the WG with all the trimmings (rent, heating, wifi, etc...) pays about 1,200€ - since we are taking over the lease again, there is a possibility that the rent will increase. Since the apartment is really cheap, we could also consider creating a 2-person shared apartment and rent out the remaining room on Airbnb or something.
Die Lage ist echt gut! Öffentliche Verkehrsmittel ist zum einen die S-Bahnstation Traisengasse, die gleich auf der anderen Straßenseite liegt, die Straßenbahnlinien 1, 2, 5 sowie die Nightline N29 quasi direkt vor der Haustür. Die U6 Station Dresdnerstraße ist vielleicht 8 Minuten zufuß entfernt und auch die Linie O liegt gleich ums Eck. Zur U2 Station Taborstraße sind es auch weniger als 15 Minuten.
Ebenfalls ums Eck liegt der wunderschöne Augarten sowie die Donauinsel. Einkaufsmöglichkeiten gibt es im umkreis von 500 Metern ausreichend.
Alle Zimmer sind absolut ruhig - entweder Hoflage oder Weitsicht.

The location is really good! Public transport is on the one hand the S-Bahn station Traisengasse, which is just across the street, the streetcar lines 1, 2, 5 and the Nightline N29 virtually directly in front of the door. The U6 station Dresdnerstraße is maybe 8 minutes walk away and also the line O is just around the corner. The U2 station Taborstraße is also less than 15 minutes away.
Also around the corner is the beautiful Augarten and the Danube Island. There are plenty of shopping facilities within a radius of 500 meters.
All rooms are absolutely quiet - either courtyard or far view.
Ich heiße Martin und bin gerade dabei den Master in Architektur abzuschließen. Ich mache viel Sport, bin grün-links eingestellt und zum Entspannen spiel ich gern ein bisschen Gitarre, gehe in die Natur oder lese. Ich bringe ein paar Jahre WG-Erfahrung mit und bin generell ein Anpack-Typ. Also wenn etwas gemacht werden muss, mach ich es gerne, wenn es nicht gerade meine Masterarbeit betrifft. :)
