Ich vermiete ab 01.09.2018 mein ca. 19 m² großes Zimmer auf unbestimmte Zeit, da ich aus der WG ausziehen werde. Wichtig ist aber zu erwähnen, dass der aktuelle Hauptmieter vermutlich auch in nächster Zeit ausziehen wird. Du würdest aber mindestens 3 Monate im Vorhinein informiert werden, sollte es zu einem Auszug kommen, sodass genug Zeit bleibt um eine neue Bleibe zu suchen.
Im Preis von 390 EUR sind sämtliche Nebenkosten wie Wasser, Strom, Heizung, WLAN, und Versicherung enthalten. Eine Kaution von 980 EUR wird beim Einzug eingefordert und bei Auszug wieder übergeben.
Das Zimmer wird UNMÖBLIERT vermietet, da ich die derzeit darin befindlichen Möbel mitnehmen werde. Durch die zwei großen Fenster ist das Zimmer sehr hell und eignet sich auch gut zum Lernen zuhause.
Das Zimmer befindet sich in einer 3er-WG und du würdest ab September mit zwei sehr unkomplizierten Mitbewohnern zusammenwohnen (einer ist Pilot und der andere macht seinen Master an der WU). Während unseres WG-Alltags wird öfter mal gemeinsam gekocht, gelacht und ab und zu auch einmal gefeiert.
Die Wohnung selbst ist ca. 80 m² groß und verfügt zusätzlich über einen Abstellraum, eine große und gemütliche Küche, sowie ein getrenntes Bad und WC. Lift und Gemeinschaftswaschmaschine sind ebenfalls vorhanden.

I am renting out my room (appr. 19 m²) from 01. September 2018 for an unlimited time because I am going to move in my own apartment, since I recently finished my studies. However, it should be noted that the current main tenant will also move out sooner or later. You will be informed at least 3 months in advance in case the flat is handed back to the owner. This should give you enough time to look for something else.
The price of 390 EUR includes all relevant costs such as insurance, water, heating, energy and WIFI. Therefore, there will be no additional costs except for a security deposit of 980 EUR, which will be returned when you move out.
The room will be rented out UNFURNISHED because I’m going to move the current furniture to my new apartment. The room has two large windows, which makes it very bright and therefore creates a very good learning environment.
The rest of the flat (which is appr. 80 m²) consists of two additional rooms as well as a large kitchen and a separate bathroom and toilet. You will be living with two uncomplicated and social flatmates (one is a pilot and the other one currently finishes his Masters).
Everyday life is characterized by cooking, laughing and sometimes partying together – however, there is of course also enough time to learn or work if you want to and private sphere will of course be respected.
Die Wohnung ist sehr zentral im dritten Bezirk in der Nähe des Schloss Belvedere gelegen:
2 min Fußweg zur Straßenbahnlinie 71 (fährt den gesamten „Ring“ ab)
6 min Fußweg zur S-Bahn Station Rennweg
10 min Fußweg zur U3 Station Kardinal-Nagl-Platz.
Die Wirtschaftsuniversität Wien ist in ca. 25 Minuten erreichbar, die TU und Hauptuni befinden sich an der Straßenbahnlinie 71 und sind somit ebenfalls sehr nahe.
Eurospar und Billa befinden sich nur ca. 3-4 min Fußweg von der Wohnung entfernt.

The flat is located in the third district in close proximity to Belvedere Castle. The following public transport lines are available:
2 min walking distance: tram line 71 (which goes all around the “Ring”)
6 min walking distance: S-Bahn Station “Rennweg”
10 min walking distance: U3 station “Kardinal-Nagl-Platz” (orange line)
Vienna University of Economics and Business: appr. 25 minutes with public transport
Technical University Vienna and the University of Vienna are located close to tram line 71 which makes them very easily accessible from the flat.
Two large convenience stores are also located within 3-4 minutes walking distance.
We are looking for a clean and uncomplicated flatmate who is roughly our age. Erasmus/international students who are doing an exchange semester or internship here in Vienna are also very welcome.
You can also take a look at the room and meet your flatmates if you want to - preferrebly on weekdays after 5pm.
