schönes und zentrales WG Zimmer zu vermieten

Ich hätte ein kleines aber sehr feines Zimmer (+eigenes Bad) zu vermieten. Voraussichtlich ab Mitte Februar/ Anfang März 2020, also perfekt für Erasmus Studenten oder generell für WG-Suchende:)
Befristet bis Sommer 2020 aber mit Möglichkeit auch unbefristet.
Miete: 291€ + (Heizung/Strom derzeit ca. 45€)
Ein wirkliches Schnäppchen für die Lage.

Zur WG:
Die Wohnung ist ca. 83qm groß und in perfekter Lage dazu unten mehr.
Du würdest mit zwei super lieben, entspannten sehr künstlerische Studentinnen Hanna (20) und Julia (20) zusammenwohnen. Wir schätzen eine freundliche offene Atmosphäre, also keine Zweck-WG. Es wird gerne miteinander gequatscht und gekocht.

Lage:
Die Wohnung befindet sich am Anfang des 3.Bezirks in der Klimschgasse also 15min vom Karlsplatz entfernt, perfekte Anbindung zur Universität Wien (71er Straßenbahn vor der Tür), 10min zu Fuß zur MdW oder zur Filmakademie. Spar, Billa, Hofer sind gleich um die Ecke.

Zimmer:
Dein Zimmer ist mit Bad ca. 13qm groß und ich würde es möbiliert/teilmöbliert (keine Ablöse)zur Verfügung stellen, falls du dich entscheidest langfristig bleiben zu wollen, würde ich die Möbel im Sommer 2020 mitnehmen. Die Miete beträgt 291€ plus Strom+Heizung (derzeit ca. 45€) sonst ist alles inklusiv (Wlan, Versicherung, etc.) Das eigene Bad mit Badewanne ist wirklich das beste an dem Zimmer und ich persönlich werde es sehr vermissen!

I have a small and very charming room (plus private bathroom) to rent.

Perfect for exchange students or someone who is looking for a new WG.
Rent: 291€ (+electricity/heating ~45€)

Shared flat life:
You would be living with 2 awesome roommates, which are both very creative art students Hanna (20) and Julia (20).
We appreciate harmony and open-mindedness, occasionally cook or go out together. Communication is key!

Location:
The flat is 83qm big and perfectly located in the 3rd district (Klimschgasse) it is 15min to Karlsplatz/ Opera, Tram station (71 Börse) so you are in 20min at University Vienna and in the 1st district in general, 10min to MdW and Filmakademie by foot.
There are supermarkets and drug stores right around the corner.

Room:
Your room with private bathroom is 13qm and with furniture. If you’re looking for long term, I would take the furniture in summer 2020 with me.
Rent is as above 291€ plus electricity/heating ~45€ (depends on the use)
Wlan, insurance, etc. is included.
I have to point out the amazing bathroom it is the highlight of the whole room and I’ll miss it!
