Ich (Anna) vermiete ab Mitte Juli / Anfang August (je nach Wunsch) bis Ende September mein WG-Zimmer. Die Wohnung liegt zentral im 7. Bezirk und ist öffentlich sehr gut angebunden. Die Busse 13A und 48A liegen unmittelbar vor der Haustür, die Straßenbahnlinien 46 und 49 sind in 3 min zu erreichen und die U-Bahn-Station Volkstheater (U2/U3) liegt 5 min Fußweg von der Wohnung entfernt. In unmittelbarer Umgebung findet man mit Billa, Spar, Hofer und Bipa alles was man für den Alltag braucht. In der Gegend um die Wohnung sind auch viele Restaurants und Bars angesiedelt.
Die Wohnung ist eine 4rer-WG, in Summe 161 m² groß und voll ausgestattet. Mit großer Küche und separatem großen Wohnzimmer ist viel Gemeinschaftsfläche vorhanden. Das zu vermietende Zimmer ist 25 m² groß, voll möbliert, liegt nordseitig, was im Sommer durch angenehme Temperaturen vorteilhaft ist.
Der Preis der Wohnung sind neben der Miete und den Nebenkosten auch gemeinschaftliche Güter wie Putzmittel, Waschmittel oder Kaffee und eine Reinigungskraft, die alle zwei Wochen die Gemeinschaftsfläche putzt, enthalten.
Deine drei Mitbewohner sind Georg (29, schreibt aktuell an seiner Masterarbeit in Nutztierwissenschaften), Clemens (30, arbeitet als Architekt) und Bojan (26, macht über den Sommer ein Praktikum bei der UNO).

Hello!
I, Anna, am subletting my room in a shared flat from mid of July/ beginning of August (as you wish) until end of September. The flat is located centrally in the 7th district. The public transport around is quite good – the buses 48A and 13A a right in front of the flat, the trams 49 and 46 and the subway station Volkstheater (U2/U3) are within a 5 minutes walk. Supermarkets, drug stores and all other shops for everyday life are in the direct neighbourhood, also a lot of restaurants and bars are close by.
The flat is a shared flat with 4 people, a total of 161 m² big and fully equipped. With a large kitchen and a large extra living room, there is a lot of common space. The room I sublet is 25 m² big, fully furnished and facing north, which is convenient in summer as it stays quite cool.
The price includes rent and all additional costs, including common goods like cleaning argets, coffee and a cleaning lady who cleans the common area of the flat twice a month.
Your 3 roommates would be Georg (29, writing his Master’s thesis at the moment), Clemens (30, working as an architect) and Bojan (29, is doing an internship at the United Nations over the summer).
