Hallo ihr Lieben!
Da ich wieder auf Reisen gehe ziehe ich aus meinem schönen, großen WG Zimmer in einer feinen 2er WG am Aumannplatz aus.
Das Zimmer ist 22 Quadratmeter groß und hat 3 große Fenster, dementsprechend ist sie sehr hell. Die Wohnung ist eine Altbauwohnung, der Raum ist also sehr hoch. Im Zimmer befinden sich ein Bett (inkl. Lattenrost und Matratze), Kleiderschrank, großes Ikea Kallax Regal, kleines Kallax Regal, Sofa, kleiner Schreibtisch, Stehlampe, Nachttisch, Vorhänge, Wäschetonne - dies würde ich gegen eine Ablöse (480€) im Zimmer lassen
Die gesamte Wohnung hat ca. 80 Quadratmeter und verfügt neben den 2 gleich großen Schlafzimmern über ein kleines Wohnzimmer, eine erst 2 Jahre alte Küche mit neuer Waschmaschine, einen Durchgangsraum mit viel Stauraum, Bad mit Badewanne und getrenntes WC.
Die Miete inkl. Wasser, Strom, Heizung, Internet, Haushaltsversicherung etc. beträgt derzeit 455 Euro. Im Februar steht allerdings eine Erhöhung des Mietzinses an, die Miete würde sich also leicht (ca. 20 Euro) erhöhen.
Manche Einrichtungsgegenstände, die ich für die Wohnung gekauft habe (Esstisch mit Sessel, Ikea Kallax Regal...) bleiben gegen eine geringe Ablöse in der Wohnung. Die Details muss ich aber erst klären.

Im leaving my beautiful room in a shared apartment in the 18th district. The room is 22 m² big, has 3 big windows and is therefore really bright.
The apartment is located at Aumannplatz and is 80m² big, with 2 bed rooms, dining room, kitchen, bathroom and toilet. The room is furnished with a bed, a wardrobe, 2 shelves, a sofa, a table, a bed side table and a lamp, - which i would leave for a fee (480€) in the room.
Current rent is 455€, but will be raised slightly (around 20€) in February. Deposit: 1200 Euro, which you get back from the owner when you move out.
I will leave some furniture in the apartment (dining table with chairs, ....) but i still have to check the details with your new roommate...

Die Wohnung befindet sich in der Lazaristengasse, direkt am Aumannplatz. Die Strassenbahnlinien 41 und 40 haben ihre Haltestelle direkt am Aumannplatz. Zur U6 Station Währingerstrasse/ Volksoper sind es nur 3 Stationen , zur S-Bahn Station Gersthof nur 2 Stationen mit der Bim.
Supermarkt, Apotheke, Bäcker, Bio-Laden, Bipa und alles was man sonst noch so braucht befindet sich entweder direkt am Aumannplatz oder in Gehdistanz. Zu Fuß ist man in wenigen Minuten beim Türkenschanzpark, und mit der Straßenbahn auch gleich beim Pötzleinsdorfer Schlossgarten.
The apartment is located in the Lazaristengasse. Tram number 41 and 40 leave in front of the building. Its 3 stations to U6 station Währingerstrasse / Volksoper and 2 stations to the S-Bahn train station Gersthof.
