Furnished studio apartment at the heart of Dresden

I am moving-out in the beginning of September, and I am looking for a new tenant to pass over the apartment.
The studio is 32 m2, it is furnished, in a new building that has very good sound proofing, and great heat insulation, in the heart of Dresden, really 12 minutes walking from the historical center, Grunaer Straße 20A.
I currently pay around 633 on rent (but it should go close to 650 in october, anual price raise), including rent, heating, and Internet. However, electricity and the rádio tax are extra. The minimum renting period is 6 months, and the deposit is 3 months of the rent excluding utilities, all of it is described on the website. Another thing you should know is that they only approve tenants that have a rent/salary ratio of max 40%, otherwise you need a co-tenant to sign with you.
