The 64m² + 6m² (balcony) apartment is located on the 2nd floor (with elevator) in a gentrified district in Gries and consists of:

- a balcony (can be accessed from both rooms separately)

The property is underfloor heated, each room has its own thermostat and can therefore be set to the desired temperature. There is also unlimited hot water and electric blinds.

In unter einer Minute erreicht man die Bushaltestelle (Albert-Schweitzer-Gasse). Zum Einkaufen ist ein Lidl innerhalb von 2 Minuten fußläufig erreichbar. In ca. 5 Minuten kommt man auch zum Citypark (Einkaufszentrum).

The apartment is very quiet despite its central location, as it is extremely well soundproofed and adjacent to a quiet one-way street and a retirement home.
On the ground floor there is a Crossfit studio and a Thai restaurant (supermarket/restaurant).
The bus stop (Albert-Schweitzer-Gasse) can be reached in under a minute. For groceries there is a Lidl within 2 minutes walking distance. The Citypark (shopping center) is also about 5 minutes away.

I study law, but also have a predilection for finance. Also going to the gym quite often 💪
