1-Zimmer Wohnung in Berlin ab 01.09.23

Hallo :)
Ich starte im Herbst ein neues Studium in einer anderen Stadt und suche daher schweren Herzens eine/n nette/n Untermieter/in für meine geliebte Wohnung in Berlin für die erwartete Studiendauer von 2 Jahren.

Die Wohnung ist klein aber fein, und hat alles was es baucht. Es gibt eine Küche, die separat von Wohnraum ist, ein schönes Bad mit Badewanne, das neu gemacht wurde als ich vor 2 Jahren hier eingezogen bin, Holzfußboden und auch ein kleines bisschen Stuck. Die Wohnung bekommt nur morgens etwas direkte Sonne, ist aber dankt der großen Fenster in den ruhigen Innenhof trotzdem sehr hell. Gerade im Hochsommer bin ich bei der Lage der Wohnung im 4. Stock oft sehr froh, dass es durch die Ausrichtung angenehm kühl bleibt.

Die Untervermietung habe ich bereits bei meinem Vermieter angekündigt und würde offiziell gemeldet werden. Es handelt sich um eine befristete Untervermietung über einen Zeitraum von 2 Jahren.

Ich würde gerne einige Möbel hierlassen, da ich in meiner neuen Stadt in eine teilmöbilierte Wohnung ziehe, bspw. das Bett, das große Bücherregal, Waschmaschine und Kühlschrank, sowie die weißen Küchenschränke. Die Sachen würde ich ungern gegen eine Abschlagzahlung abtreten, sondern mit der Wohnung mit vermieten und nach Ende meines Studiums wieder übernehmen. Hier bin ich aber auch flexibel damit, welche Dinge in der Wohnung bleiben. Falls du z.B. eigene Schränke mitbringen möchtest, kann ich meine auch für den Zeitraum bei meinen Eltern unterstellen.

I am starting a new Master in another city in autumn and am therefore looking, with a heavy heart, for a nice subtenant for my beloved flat in Berlin for the expected duration of my studies of 2 years.

The flat is small but nice, and has everything you need. There is a kitchen that is separate from the living room, a nice bathroom with a bathtub that was redone when I moved in 2 years ago, wooden floors and a little bit of stucco. The flat only gets some direct sunlight in the mornings, but it is still very bright thanks to the large windows facing the quiet courtyard. Especially in the height of summer, I'm often very happy that the flat's location on the 4th floor keeps it pleasantly cool due to its orientation.

I have already announced the subletting to my landlord and it would be officially registered. It is a temporary sublet for a period of 2 years.

I would like to leave some of the furniture here, as I am moving into a partly furnished flat in my new city, e.g. the bed, the large bookshelf, washing machine and fridge, as well as the white kitchen cupboards. I wouldn't like to give these things away for a down payment, but I would like to rent them out with the flat and take them back when I finish my studies. But I'm also flexible about which things stay in the flat. If you want to bring your own cupboards, for example, I can also store mine at my parents' for the time.
