Die angebotene moderne 1-Zimmer-Wohnung (nur für eine Einzelperson) ist Teilbereich einer 2-Zimmer-Wohnung im Dachgeschoss einer frisch renovierten Doppelhaushälfte. Der Vermieter wohnt im ersten OG und nutzt den zweiten Raum der Dachgeschosswohnung als weiteres Zimmer (v.a. zum Home Office). Der Zugang zur Wohnung wird über den gemeinsamen Flur geteilt.

Folgender Wohnbereich steht der Untermiete exklusiv zur Verfügung:
- ein helles abschließbares Wohn-/Schlafzimmer mit Blick ins Grüne (teilmöbliert);
- eine modern eingerichtete Einbauküche mit Spülmaschine und Esstisch sowie auf Wunsch mit Geschirr und Küchengeräten ausgestattet;
- ein ebenfalls neu eingerichtetes Bad mit Duschkabine und separater Badewanne.

Der Vermieter und die weiteren Hausbewohner/innen sind ruhig und berufstätig oder studierend. Rauchen ist in der Wohnung nicht gestattet. Ein Untermietvertrag wird abgeschlossen und eine Wohnungsgeberbestätigung für die Anmeldung beim Einwohnermeldeamt oder der Ausländerbehörde ausgestellt. Einzug/Miete ab 1. oder 15. April möglich.

Wichtiger Hinweis: bei Bedarf kann über die Dauer der Befristung verhandelt werden (Mindestdauer 6 Monate und evtl. über ein Jahr hinaus verlängerbar). Bitte per Nachricht kontaktieren.

** The modern 1-bedroom flat (only for one person) on offer is part of a 2-bedroom flat on the top floor of a newly renovated semi-detached house. The landlord lives on the first floor and uses the second room of the attic flat as an additional room (mainly for a home office). Access to the flat is shared via the common hallway.

The following living area is exclusively available to the subtenant:
- a bright, lockable living room/bedroom with a view of the greenery (partially furnished);
- a modern fitted kitchen with dishwasher and dining table, equipped with crockery and kitchen utensils on request;
- a newly fitted bathroom with shower cubicle and separate bathtub.

The landlord and the other residents of the house are quiet and employed or studying. Smoking is not permitted in the flat. A subletting agreement will be concluded and a landlord's confirmation of residence will be issued for registration with the residents' registration office or the immigration office. Move-in/rent possible from 1 or 15 April.
