Im Erdgeschoss befindet sich der sehr großzügige Wohn- und Essbereich mit direktem Zugang zum Garten sowie eine Küche mit vorhandener Einbauküche.
Es eignet sich also perfekt für eine WG mit 4 Personen, befristete auf das kommende Semester bzw. von Anfang Oktober bis Mai - individuelle Absprachen gerne anfragen!

The house has 3 bedrooms on the upper floor as well as a bathroom with a bathtub and glass shower enclosure and another bedroom in the basement with its own shower. On the ground floor there is the very spacious living and dining area with direct access to the garden and a kitchen with a equipped kitchen.
It is therefore perfect for a shared apartment with 4 people, limited to the coming semester or from the beginning of October to May - please inquire about individual arrangements!
Das Haus ist in einer ruhign Wohngegegend gelegen, der große Garten bringt zusätzliche Entspannungsmöglichkeiten. Fußläufig ist man in gut 10 Minuten an der S-Bahn nach München (S6 alle 20 Minuten, Reisezeit bis zum Münchener Hauptbahnhof 25 Minuten) und zugleich ist ein Wald zum Joggen in direkter Nähe.
Der nächste Supermarkt ist 850 m entfernt, der nächste Bäcker 600 m.
Gauting hat ein Kino, ein Kulturhaus (bosco), ein Freibad, diverse Kindergärten und alle weiterführenden Schulen - rundum eine attraktive Kleinstadt mit allen Annehmlichkeiten die man sich wünschen kann.

The house is located in a quiet residential area, the large garden offers additional opportunities for relaxation. You can reach the S-Bahn to Munich in around 10 minutes walk (S6 every 20 minutes, travel time to Munich Central Station 25 minutes) and at the same time there is a forest for jogging in the immediate vicinity.
The nearest supermarket is 850 m away, the nearest bakery 600 m.
Gauting has a cinema, a cultural center (bosco), an outdoor swimming pool, various kindergartens and all secondary schools - all around an attractive small town with all the amenities you could wish for.
Zusätzlich zur Kaltmiete muss ein Strom- und ein Gas-Vertrag direkt mit dem Anbieter abgeschlossen werden. Die Kosten hierfür sind schätzungsweise etwa 300 € pro Monat, sodass man als Warmmiete für das gesamte Haus bei etwa 2000€ pro Monat landet. Bei 4 Mietern wären das also je nach Zimmergröße bzw. Aufteilung der Miete 450-550 € Gesamtkosten pro Person.

The costs for this are estimated to be around €300 per month, so the rent for the entire house will be around €2000 per month. With 4 tenants, depending on the size of the room or how the rent is divided, that would be a total cost of €450-550 per person.
