Hallo ihr Lieben! Dear Internationals!
Wir vermieten hier ein helles und super schönes WG-Zimmer (ca. 13qm) in einer tollen Wohnung im Herzen Kölns - direkt in der vor St Martin Straße 1.
Im 3 OG liegt unsere wunderschöne und kernsanierte Wohnung und eben auch die noch freien WG Zimmer. Alles ist neu und hochwertig möbliert. Auch das Zimmer ist mit einem Bett, Kleiderschrank, Schreibtisch etc. ausgestattet, sodass ihr euch um nichts mehr kümmern müsst. Ihr könnt direkt mit dem neuen Job/ Studium/ Praktikum loslegen.
Das Zimmer wird ab sofort zur Miete angeboten und kann auf unbestimmte Zeit übernommen werden.
In der Gesamtmiete von 520€ sind Strom, Heizung, Wasser pauschal enthalten. Es gibt am Jahresende keine Überraschungen bei der Stromrechnung oder Ähnliches. Zum Einzug berechnen wir eine einmalige Pauschale von 400€ für die Nutzung der Möbel und Geräte, die aber auch alle Reparaturen und Ersatz, z.B. durch Verschleiß, abdeckt.

Dear Internationals!
We rent a bright and super nice shared room (approx. 13sqm) in a great apartment in the heart of Cologne - directly at Vor St Martin street 1.
On the 3rd floor you will find our beautiful and completely renovated apartment and also the free rooms in the shared flat. Everything is new and high quality furnished. The room is also equipped with a bed, closet, desk etc. so that you don't have to worry about anything anymore. You can directly start with your new job/study/internship.
The room is available for rent from now on and can be taken over indefinitely.
The total rent of 520€ includes electricity, heating, water. There are no surprises at the end of the year with the electricity bill or similar. For moving in, we charge a one-time flat rate of 400€ for the use of furniture and equipment, but this also covers all repairs and replacements, e.g. due to wear and tear.

Die Wohnung liegt perfekt im wunderschönen Herzen von Köln und ist trotzdem super ruhig. Es sind nur wenige Gehminuten zum Zentrum, Dom oder Rhein und ihr habt direkte Anbindung an die wichtigsten U-Bahn-Linien. Die Universität zu Köln, Hochschule Fresenius oder Musikhochschule sind alle in angenehmer Reichweite. Alle gängigen Supermärkte, Bars und Cafes sind direkt um die Ecke. Mehr geht einfach nicht.
The apartment is perfectly located in the beautiful heart of Cologne and yet super quiet. It is only a few minutes walk to the center, cathedral or Rhine and you have direct access to the most important subway lines. The University of Cologne, Hochschule Fresenius or Musikhochschule are all within easy reach. All common supermarkets, bars and cafes are just around the corner. More is simply not possible.
Wir sind von morgens 9 bis abends 20 Uhr zu erreichen. Am besten versucht ihr es telefonisch und per Whatsapp oder schickt uns eine Mail.
Wichtig ist, dass ihr zum Einzug die erste Miete sowie die Kaution in der Höhe von zwei Monatsmieten und die Instandhaltungspauschale von einmaligen 400€ (für den Kauf der Geräte, Reinigung bei Auszug etc.) zahlen könnt.
Dem Eigentümer ist es zudem wichtig, dass ihr eine gültige Haftpflichtversicherung habt (wir helfen euch gerne beim Abschluss) und die Kopie eures Personalausweises oder Reisepasses vorzeigen könnt.
