Für eine katzenfreundliche Studentin ist ein schönes großes Zimmer mit Wohnküche und Bad in einer Zweizimmerwohnung im 1. Obergeschoss mit Balkon und Garten langfristig (min. zwei Semester) zu vermieten.
Das Zimmer ist ruhig und hell mit zwei Fenstern nach Westen. Es ist etwa 20 qm groß und mit zeitlosen soliden Naturholzmöbeln, Parkettfußboden und weichem Teppich für eine Person vollständig eingerichtet, incl. Bettwäsche und Handtücher.
In der großen farbenfrohen Wohnküche (ca 16 qm) bietet eine hochwertige Einbauküche aus Naturholz (von Team7) mit Herd, Dunstabzug, Backofen und Mikrowelle plus Wasserkocher, Toaster, Kühlschrank, alles, was man zum Kochen und Backen braucht, natürlich auch Geschirr mit Besteck und Stauraum für deine Lebensmittelvorräte sowie ein Radio zum Musikhören.
Ein gemütlicher Esstisch mit Sitzbank und Sesseln lädt zu gemeinsamen Mahlzeiten und Gesprächen ein.
Im geräumigen Badezimmer mit Tageslichtfenster gibt es eine Badewanne mit Dusche und eine Waschmaschine sowie Waschbecken und WC.
An der Garderobe neben der Wohnungstür kannst du Jacken und Mäntel aufhängen, für deine Schuhe ist Platz im Schuhregal und im Schuhschrank.
Zur Wohnung gehört außerdem ein Balkon, wo man im Freien sitzen und Wäsche zum Trocknen aufhängen kann sowie ein Gemeinschaftsgarten mit Terrasse.
Anmeldung unter dieser Adresse als Wohnsitz (KVR) ist natürlich möglich.
Die Miete (529) beinhaltet die Nutzung des eigenen Zimmers von 20 m² plus 31 m² Gemeinschaftsbereich, also insgesamt 51 m² Wohnfläche plus Balkon und Garten. For a cat-friendly female student, a beautiful spacious room with a kitchen-living room and bathroom in a two-room apartment on the upper floor with balcony and garden is available for long-term rental (min. two semesters).
The room is quiet and flooded with light thanks to two windows to the west. It is about 20 square meters in size and is fully furnished for one person with solid timeless natural wood furniture, parquet floor and a fluffy carpet, bed linen and towels are also included.
In the large, colourful kitchen-living room (ca 16 sqm) a high quality built in kitchen in natural wood (Team7) with stove plus exhaust hood, oven and microwave, kettle, toaster, refrigerator, offers everything you need for cooking and baking, including dishes with cutlery and storage space for your food supplies as well as a radio for music. A comfy dining area is welcoming for shared meals and conversations.
In the spacious bathroom with daylight window is a bathtub with shower, a washing machine, sink and toilet.
You can hang your jackets and coats on the rack next to the apartment door, and there is space for your shoes in the shoe rack and shoe cupboard.
The apartment also allows use of a balcony where you can sit in the sun or dry your laundry and a shared garden with terrace and barbecue facilities.
Registration of residency (KVR) under this adress is possible.
The rent (529) includes the use of 20 m² private room plus 31 m² common area, so a total of 51 m² of living space plus balcony and garden.

Unser Haus befindet sich in Maisach, einem friedlichen Vorort 25 km westlich von München mit guter Verkehrsanbindung (halbe Stunde) zur Münchner Innenstadt. Der Bahnhof ist nur drei Minuten Fußweg vom Haus entfernt.
Alle Supermärkte und andere Geschäfte erreicht man in etwa fünf Minuten zu Fuß. Ganz in der Nähe gibt es eine Pizzeria, einen Biergarten, einen Sportplatz, ein Schwimmbad und ein Fitnessstudio. Auch ist man in wenigen Minuten zum Spazierengehen oder Joggen im Grünen. An diesem behaglichen Ort kann man sich gut entspannen und aufs Studium konzentrieren.
Die S-Bahn fährt morgens und abends alle zehn Minuten, tagsüber alle zwanzig Minuten. Zu den verschiedenen Standorten der LMU und TUM fährt man eine gute halbe bis dreiviertel Stunde. Nur zum Campus Garching dauert es etwas mehr als eine Stunde.
Studenten brauchen nur das Semesterticket oder 29€-Ticket für diese Fahrstrecke. Die öffentlichen Verkehrsmittel in der Region München sind komfortabel und sicher. Man kann die Fahrzeit gut nutzen, um zu lesen und zu arbeiten.

Our house is in Maisach, a peaceful suburb 25 km west of Munich with good transport connections to the city center (half an hour), to the station it is only three minutes walking distance.
All supermarkets and shops can be reached within five minutes walking time. There is also a pizzeria and a beer garden as well as a sports ground, a swimming pool and a fitness centre in the vicinity. And in a few minutes you can go for a walk or jog in the countryside. In this cosy location you can relax and concentrate on your studies.
The trains runs every ten minutes mornings and evenings, and every twenty minutes during the day. The various LMU land TUM locations can be reached within a good half hour up to three quarters of an hour. Only to Garching campus you travel a bit more than one hour.
Students only need the semester ticket (or 29€-ticket) for the ride. Public transport in the Munich region is comfortable and safe. You can make good use of the travel time to read or study._
Our house is in Maisach, a nice and cosy suburb 20 km west of Munich with good transport connections to the city center.
All shops can be reached within 5 minutes on foot. There is also a pizzeria and a beer garden as well as a sports ground, a swimming pool and a fitness centre in the immediate vicinity. And in a few minutes you can go for a walk or jog in the countryside.
The trains runs every 10 mornings and evenings and 20 minutes, during the day. The train station is only a 2 minute walk from the house.
The various LMU locations can be reached in 35-45 minutes, the TUM locations can be reached in 37-47 minutes. (only to Garching you need more than one hour travel time).
With the semester ticket (or 29€-ticket) for students this route is included, no further costs.
Public transport in the Munich region is comfortable and safe. You can therefore make good use of the travel time to read or study.
The advantage of this outskirts location is the proximity to nature and the associated quiet and relaxed atmosphere, in which you can relax and concentrate on your studies.

Das Zimmer befindet sich in einer Zweizimmerwohnung, also in einer Zweier-WG.
Im Zimmer nebenan wohnt eine freundliche Studentin aus China (Master Philosophy/Logic, LMU) mit ihrem lieben Kater.
Die Wohnküche mit Esstisch und das Bad werden mit ihr zusammen zu zweit benutzt.
Nebenan wohnen noch weitere Student*innen aus aller Welt (Indien, Türkei, Indonesien, Mexiko, Tunesien, Deutschland) sodass man leicht Gesellschaft und Freunde finden kann.
Die Atmosphäre im Haus ist offen und freundlich, man hilft sich gegenseitig, kocht gelegentlich zusammen oder trifft sich zu geselligen Abenden auf der Terrasse. An Wochenenden unternehmen die Hausbewohner manchmal gemeinsame Ausflüge oder Wanderungen.
Terrasse und Garten laden zum Grillen und gemeinsamen Gesprächen ein.

The room is located in a two-room apartment and therefore belongs to a two-persons flat share.
A kind student from China (Master Philosophy/Logic, LMU) with her lovely tomcat lives in the room next door. The kitchen-living room with dining table and the bathroom are shared with her.
Several international students (India, Turkey, Indonesia, Mexico, Tunesia, Germany) live next door, so it is easy to find friends and company. There is an open and friendly atmosphere in the house,
people help each other, occasionally cook together or meet for social evenings. On weekends, residents sometimes go on trips or hikes together.
The terrace and garden invite you to grill and chat together.
