I am renting out my beautiful flat for 6 MONTHS STARTING 15TH OF JANUARY until 15 th July 2019.
The space to rent consists of two large rooms (25 m2 and 20 m2), a spacious living room with open kitchen (28 m2), generous exquisite bathroom (8m2) and basement (Total ca 70 sqm without basement).
The flat is LOCATED ON A GROUND FLOOR (SEMI BASEMENT FLAT), WITH WINDOWS ALL AROUND garden and street view.
Through the main entrance you reach the bigger room (25 m2) with old restored tiles. From this room, you access the kitchen / living room (lounge) (Wohnzimmer) which is in the center of the flat. The living room with its open kitchen is the center of the apartment and its distribution. From here you have access to the bathroom, as well as to second room (20 m2 with its typical old wood floor) and also to the stairway to the basement.
Given the distribution of the rooms and accesses ,THE FLAT IS IDEAL FOR EITHER A COUPLE OR A SINGLE (NOT TYPICAL WG).
The flat is fully furnished and has all utilities:
Open kitchen with full equipment, refrigerator, induction stove, microwave, dishwasher, kettle, washing machine. The bathroom has tub and walk in shower with wooden floor 7qm.
There is internet / wifi available and included in the price.

The PRICE INCLUDING ALL BILLS IS 900 EURO PER MONTH representing 620 (rent)+ 150 (heating, water, garbage, maintenance ) + 130 ( electricity 78+ Internet 35 + GEZ 17 ). The guarantee to pay is 1200 euros .
The area around has a lot to offer: You may go to Drachensberg and Teufelsberg which are just at 10 minutes bike ride from my place. There is an access to Grunewald (biggest green area in Berlin) just around the corner (5 minutes by bike). This is ideal if you like jogging and cycling.
In summer times, you may want to check out the Teufelsee or Olympiastadium if you like swimming.
Parking is easy and free of charge in the nearby streets. The exit to the highway is about 5-10 minutes away by car.
There is also very good connection to both airports: Berlin Schoenefeld (direct S-bahn, S 9) and Tegel (30 minutes by bus)
You are also walking distance from ICC Messe and Main Berlin bus station ZOB.
Public transport:
S bahn (S9 Herrstrasse) and U Bahn (U2 Theodor Heuss Platz and U2 Westend) are 6 -8 minutes walking.

Lage
It is located in a quite area of Charlottenburg district, near Grunewald, Olympia-Stadium , ICC Messe and Main Berlin bus station ZOB.

To Zoologisher Garten you need 20-30 minutes (only 11 minutes S Bahn ride )
There is no traffic noise and there is good heating system which keeps the place cozy and warm in winter. In summer, the flat is fresh and comfortable 17-18 degree even when the temperature outside rises. As this is not a noisy neighborhood, you can find it relaxing to come back home after long working day or after partying in X-Berg 😊. It is great if you like nature and outdoor activities.
