We're looking for clean, friendly, and reliable long-term tenants for our recently modernised 100sqm flat in Graefekiez (Berlin-Kreuzberg). The house is over 100 years old and we went to great lengths to renovate and preserve the original substance like wooden floors (parquet) and ornaments (stucco), while making sure to provide all amenities of modern living.
The flat has a unique layout and feels even more spacious than it already is. It consists of two large, interconnected rooms, one smaller bedroom, kitchen, bathroom (incl. bathtub), and a separate toilet.
The flat is situated on the 2nd floor, and looks out to the crossing of Graefestr./Urbanstr. While this means you have lots of sunlight and a great view, please be aware that the street can be noisy at times. The streetside windows do a great job at keeping the noise out, though, so you will only notice when you open them. The bedroom is situated towards the much quieter Graefestr.
Due to its layout, the flat is not suitable for a WG.
The flat comes without a basement/attic, and there is no dedicated storage space in the flat, so if you have a lot of stuff, you may have to rent an additional storage unit.
The rent of €1645,00 includes all additional operating costs of the building ("Betriebskosten") as well as all costs for heating ("Heizkosten"). It does not include electricity, phone, or internet.

Only small pets allowed (no dogs or cats).
We are a small, family-run building operator and we're only offering individual viewing appointments after selecting suitable applicants. The flat is located right at the entrance to one of Berlin's most charming neighbourhoods, Graefekiez. The area boasts beautiful turn of the century architecture, lots of trees, and you will find countless restaurants, cafés, bars, boutiques etc. within walking distance.
If you live here, you're also only 5 minutes on foot from Hasenheide public park, 10 minutes from Landwehrkanal (both great for a walk), and 15 minutes from the huge Tempelhofer Feld.
There's a bus stop (M41) literally in front of the door, U Südstern (U7) and U Schönleinstr. (U8) are both 5-7 minutes on foot.
