2-Zimmer-Wohnung in Mitte/Kreuzberg (Adalbertstraße)

Ich werde für einige Monate aus Berlin verreisen und vermiete für diese Zeit meine Wohnung. Es ist eine recht hübsche 2-Raum-Wohnung in der Adalbertstr., in einem gut gepflegten Haus. Zur Wohnung gehört eine (kleinere) Küche und ein hübsches Badezimmer (mit Badewanne).

Die Wohnung ist komplett ausgestattet mit allem was man für den Alltag als Besucher braucht: Handtücher, Bettwäsche, alle üblichen Haushaltsgeräte (z.B. Waschmaschine, Spülmaschine, Kühlschrank, Bügeleisen, Föhn, etc.). WLAN ist in der gesamten Wohnung verfügbar.

Ich bin Raucher und habe in der Wohnung immer geraucht. Sie wird zwar regelmäßig gelüftet - wer jedoch sehr empfindlich ist gegen Zigarettenrauch, wird ihn vermutlich merken.

Die Wohnung ist vom 08. Dezember bis zum 05. März zu vermieten. Die Miete beträgt 700,00 Euro kalt, zzgl. 150,00 Euro für die Nebenkosten (Heizung, Strom, Wasser, etc...) - insgesamt also 850,00 Euro pro Monat.
Die Kaution beträgt 1.000,00 Euro.

Die Wohnung ist WG-geeignet (komplett separate Zimmer). Bei einer Nutzung als WG (also/oder durch 2 Personen) würde sich der Betrag für die Nebenkosten entsprechend erhöhen.

I will leave Berlin for a few months and am letting my flat for this period. It is a nice 2-room-flat ( a living room and a bedroom) in the Adalbertstraße in Kreuzberg, in a very nice area and in a nice (rather modern and well maintained) building. The flat includes a (smaller) kitchen and a nice bathroom (with a bathtube).

The flat is fully equipped with everything a guest/visitor might need for his daily routine: towels, bed sheets, all usual household devices (e.g. washing machine, dishwasher, fridge, iron, hair-dryer, etc...). WLAN is available in the entire flat.

I am letting the flat from 08 December 2019 until 05 March 2020. The rent is 700,00 Euro for the flat, plus 150,00 Euro for the utilities (heting, electricity, water, etc...) - thus a total of 850,00 Euro per month.
The deposit is 1,000.00 Euro (it will be paid back immediately upon the end of the renting period, unless there are any damages that need to be covered by the deposit)

I am a smoker and have always smoked in the appartment. The rooms do get aerated regularly, but if you are very sensitive to cigarette smoke, you will likely notice it.

The two rooms are completely separated from each other, so the flat can be shared between two people as well. In such a case, the costs for the utilities would increase as appropriate.
