Unsere Wohnung ist ab 01. Februar bis 30 April zur Zwischenmiete frei.
Die schöne und helle 3-Zimmer Altbauwohnung befindet sich im 4 Stock eines Grûnderzeithauses.
Ausser den 2 Schlafzimmern und Wohnzimmer mit Balkon gibt es ein grosses Bad mit Badewanne sowie eine recht einfache Küche, die aber über das nötige verfügt.
Das Haus ist sehr ruhig und die NachbarInnen kennen sich untereinander. Wir suchen nach ebenso ruhigen und respektvollen UntermieterInnen, die diese Atmosphäre schätzen.

Our apartment is available for sublet from 1st of February until end of April.
Our beautiful 90 m2 flat is located in Moabit, close to the train stations Birkenstrasse and Westhafen, on the 4th floor (with elevator) of a typical Berlin-Altbau building. The apartment is very bright and receives direct light during most of the day.
Composed of two bedrooms and a dining room opening onto a balcony, our spacious flat is perfect for a shared flat/ WG situation for two people and offers privacy. The bathroom is very spacious (with bathtub and washing machine), the kitchen is rather simple and equipped with the minimum needed to cook (pans, pots, oven and hot plates).
The building: a small community, calm, clean and respectful, in which everyone knows his/her neighbor. For this reason we are looking for quiet tenants that will fit this homely environment.

Die Stephanstrasse ist eine ruhige Gegend mit vielen Altbauten und Kopfsteinpflaster, zugleich gibt es alles was benötigt wird.
Gegenüber befindet sich ein kleiner Park mit Spielplatz.
Verschiedenste Einkaufsmöglichkeiten, Supermärkte, Drogerien, Apotheken, Restaurants, Bars; alles ist in fussläufiger Entfernungen und in grosser Vielfalt verfügbar.
In Moabit befindet sich der Tiergarten, die Spree; zahlreiche Parks; sowie der Hauptbahnhof in unmittelbarer Nähe.
Die S- und U-Bahn, Tram und viele Buslinien sind in wenigen Minuten erreichbar.

The Stephanstrasse street is incredibly calm, a charming old cobbled street with not many cars driving by. Just downstairs from the apartment is a small park where children and families play and hang out during the day.
The area: Moabit is calm family neighborhood, vibrant and ideally located close to the Central Station and to the Tiergarten Park. Situated within the Ring Bahn, Moabit is conveniently neighboring the lively Wedding area, the flat itself being close to Turmstrasse, a joyful shopping street where one can also eat or simply go for a stroll.
Shopping for food: conveniently located 5 minutes walk away from Edeka and the Moa Bogen shopping mall, the flat is also close to a Penny supermarket and not far from the Altmoabit LPG BioMarkt.
Transportation: ring Bahn (S and U bahn station Westhafen), buses, tram (M10 at Turmstrasse), U Bahn Birkenstrasse, all within a less than 10 minutes walk from the front door.

Es handelt sich um eine Nichtraucherwohnung, auf dem Balkon kann jedoch selbstverständlich geraucht werden.
Haustiere sind leider nicht erlaubt.
Es gibt einige Pflanzen, um deren Pflege wir unsere UntermieterInnen bitten würden.

The flat is non smoker indoors (one can go out on the balcony).
Regarding pets: for allergy reasons we unfortunately cannot welcome cats nor dogs.
We will be asking the tenant to look after the plants and make sure they don't die (will provide a detailed list of how to care for each of them).
