Sanierte 2-Zimmer-Wohnung nahe Hermannplatz

Ich suche zum 01.10. eine/n Nachmieter/in für meine Altbauwohnung in der Sonnenallee, Neukölln. Die Wohnung wurde 2011 saniert.

Die Wohnung liegt in einem Hinterhaus in der Sonnenallee (nahe Hermannplatz), sodass man kein Lärm von der Straße hört.

Vom neuen Mietpreis weiß ich nur, dass die Warmmiete 499 EUR ist. Ich gehe davon aus, dass die Betriebskosten sich nicht geändert haben, also vermutlich:

Nettokaltmiete 335,00 EUR
Heizkosten 70,00 EUR
Betriebskosten 94,00 EUR

Insgesamt 499,00 EUR


Wohnfläche 53,69 m2 (besteht aus zwei Zimmern, 1 Küche, 1 Dusche/WC, 1 Flur, 1 Französischer Balkon). Abgesehen von der Küche, ist in der gesamten Wohnung Laminat verlegt. In der Küche ist unauffälliges, neues PVC verlegt (siehe Fotos). Das Bad ist gefliest. Das Bad ist länglich geschnitten und endet in einer schönen, großen Dusche.

Die Wohnung ist unmöbliert, verfügt aber über einen E-Herd und eine Spüle (vom Vermieter gestellt). Für einen Abstand von 150 EUR bleiben auch:

in der Küche
ein IKEA Küchenregal mit Arbeitsplatte (Stahl), zwei Hängeschränke und eine Stange mit Haken (z.B. für Töpfe, Pfannen, usw.)

im Bad
einen Spiegel, eine Duschvorhangstange, einen Duschvorhang, eine Duschablage und ein Handtuch-Regal.

I'm looking for someone to take over the lease of my apartment from the 1st of October. It's in an "old building" (so nice high ceilings and so forth) that was renovated in 2011.

The address is in Sonnenallee, but the apartment looks out on a back courtyard, so there's no noise from the street.

I've only been given the total for the new rent (499 EUR). However, assuming that the running costs haven't changed, the breakdown should look something like this:

Base rent 335,00 EUR
Heating costs 70,00 EUR
Running costs 94,00 EUR

Total 499,00 EUR


The apartment is 53.69 m2, consisting of two rooms (1 bedroom with French doors, 1 living room), a kitchen, a bathroom with shower and toilet, and a hallway. Other than the kitchen and bathroom, the flooring is laminate (looks like floorboards). The kitchen floor is vinyl, but new (see photos). The bathroom is tiled. It's long and has a lovely big shower at the end.

The apartment is unfurnished, but the landlord provides an electric stove and a sink. For 150 EUR, the following items will also stay:

Kitchen
a shelf, two hanging cupboards and a steel workbench from IKEA, plus a rail and hooks for hanging pots and pans, etc.

Bathroom
mirror, shower curtain rail, shower curtain, shower shelf and a towel rail
