Die helle Wohnung liegt in einer ruhigen Seitenstraße in Berlin Neukölln am Kiehlufer. Insgesamt hat die Wohnung 58qm und verfügt über 3 Zimmer (Schlafzimmer, Wohnzimmer und Arbeits-/Esszimmer).
Es gibt einen großzügigen Wintergarten mit Sitzpodest zum verweilen mit viel Sonne von Sonnenaufgang bis zum Nachmittag. Ein kleiner französischer Balkon mit Blick auf den Kanal befindet sich ausgehend vom Schlafzimmer.
In der hellen Wohnung findet man eine moderne Einbauküche mit sehr guter und hochwertiger Ausstattung zum Kochen (Spülmaschine inkl.). Drüber hinaus verfügt die Wohnung über ein sehr schönes Tageslichtbad mit Badewanne.
Da ich meine Zeit Großteils selbst im Home Office verbringe ist auch dafür ein Bildschirm, Maus, Tastatur etc. vorhanden sodass man von hier wunderbar arbeiten kann.

My bright apartment is located in a quiet side street in Berlin Neukölln on the Kiehlufer. In total, the apartment has 58sqm and has 3 rooms (bedroom, living room and study / dining room). The bed is 2,00x1,80m big.
There is a spacious conservatory with seating platform to linger with plenty of sun from sunrise to afternoon. A small French balcony overlooking the canal is located starting from the bedroom.
There is a completely new modern fitted kitchen with very good and high quality equipment for cooking (dishwasher, induction hob, washing machine included). In addition, the apartment has a very nice daylight bathroom with bathtub. The apartment also has a very nice daylight bathroom with a bathtub. As I spend most of my time in my home office, there is also a screen, mouse, keyboard etc. so that you can work wonderfully from here.
Meine Wohnung liegt an der Grenze zwischen dem beliebten Bezirk Neukölln und Alt-Treptow. Innerhalb von 10min Fußweg kommst du zum Wildbruchplatz und in weiteren 5-10min Fußweg bist du am beliebten Weichselplatz sowie am „Länderdreieck“. Den "S-Bahnhof Sonnenallee" (S42/41 sowie M41,171 und N79) erreichst du in 12min Fußweg. Die Buslinie 171 (Bus zum Flughafen) ist in 3 Min Fußweg erreichbar, der M41 in 10min Fußweg. Den Plänterwald erreichst du in 5min mit dem Fahrrad.
Ansonsten gibt es Lidl und Rewe im 10 Minuten Umkreis. Immer Mittwochs und Samstags gibt einen süßen Wochenmarkt mit regionalen Produkten am Maybachufer. Wenn du 10min fährst bist du am Rathaus Neukölln und dort gibt es quasi Alles.

My apartment is located on the border between the popular district of Neukölln and Alt-Treptow. Within a 10min walk you can reach Wildbruchplatz and in another 5-10min walk you are at the popular Weichselplatz and the "Länderdreieck". The Sonnenallee S-Bahn station (S42/41 as well as M41, 171 and N79) is a 12-minute walk away. The bus line 171 (bus to the airport) is a 3-minute walk away, the M41 is a 10-minute walk away. The Plänterwald can be reached in 5 minutes by bike.
Otherwise there are Lidl and Rewe within a 10-minute radius. Every Wednesday and Saturday there is a sweet weekly market with regional products on Maybachufer. If you drive 10 minutes you are at the town hall Neukölln and there you can find almost everything.
Ich liebe die Wohnung innig und wünsche mir, ein bis zwei nette Menschen, die während meiner Abwesenheit die Wohnung genießen können und meinen Pflanzen ab und an mal ein Glas Wasser geben.
Nebenkosten: Strom, Heizung, Warmwasser, Internet, GEZ, Fernsehen (Netlix, Prime, Disney Plus) sonstige Betriebskosten sind in den Gesamtkosten enthalten.
Die Nutzung meines Fahrrads ist ebenso inklusive.
Eine Grundvoraussetzung für die Untervermietung - du besitzt eine aktive Haftpflichtversicherung! Einen Untermietvertrag stelle ich aus. :))

I love the apartment dearly and would like one or two nice people who can enjoy the apartment while I'm away and give my plants a glass of water from time to time.
Utilities: Electricity, heating, hot water, internet, GEZ, TV (Netlix, Prime, Disney Plus) other operating costs are included in the total costs.
The use of my bicycle is also included.
A basic requirement for subletting - you have active liability insurance! I will issue a sublease contract
