Beautiful, light apartment to rent from 15 September (142m2 with 3-4 bedrooms) - Great neighborhood!

My family needs to relocate abroad on a last minute notice, so we are looking for someone to take over our lease. This lease was made in March 2016 so is a GREAT price compared to what you will find on the market today, plus you won't have to pay agency fees like I did!

Before reading further, please note the following:
- the next renter will be able to begin the lease on September 15th (absolutely no exceptions!),
- the contract is standard and for 2 years (absolutely no exceptions!),
- the contract can be in the name of 1-2 people only and they must have all the documents (see below),
- the income of the renter/s must be 3x the monthly warm rent,
- the "warm" rent is 1552,00€ for 142m2 with 3-4 bedrooms (includes heating, water, garbage, etc.)
- the deposit is 3 months "cold" rent (3588€),
- electricity is separate (about 85€/month for 4 people).

Now to the description:
The apartment is super light as it's is on the 5th floor (walk-up, no elevator!), lots of windows and a great balcony (kid-safe). Beautiful neighborhood and every kind of shop/ restaurant imaginable. Ideal for a family.

It's on Lepsiusstrasse on the border of Friedenau and Dahlem. U-Bahn 9 (Schlossstrasse), many buses and S-Bahn (Rathaus Steglitz) are very close. Street parking is not difficult.

The 3-4 rooms with doors can be used as living/office/bedrooms. Large open-space living/dining area. One large bathroom and one guest bath. Working fireplace and a fully equipped kitchen (with a dishwasher but the fridge will be about 100€ for the incoming renter).

As the rent is below market rate, priority will be given to those who can take over at least some of appliances, furniture (e.g. beds, kids' beds, closets, sofa, dining table - everything white and simple style). Some will be free, others will be very cheap! There is also everything you could need in the kitchen (pots, pans, utensils, toaster, etc.).

The visits will be on 25 August only. Naturally, your application must be approved by the building management, so please bring your documents with you (copies of passport, 3 pay stubs, proof that you own no previous rent, and a Schufa (solicitar ahora) certificate)."
