Sie ist komplett möbliert mit Satelliten-TV und Internetanschluss, Spüle, Kühlschrank, Herd, allen notwendigen Küchengeräten + -utensilien, Wannenbad, Waschmaschine, Fernseher, Sofa, Internetdrucker, Schreibtisch, Bett, Schränken und Regalen sowie kleinem Balkon. Alles darf genutzt werden, inklusive Keller.
Die Nachbarn sind sehr ruhig und unkompliziert.
Die Vermietung ist für den 01.11.2017 bis 30.06.2018 geplant.
Es wären auch einige Tage früher möglich und eine eventuelle Verlängerung kann besprochen werden.
Gern auch an ein Paar zu vermieten, WG-Tauglichkeit müsste individuell geklärt werden.
Die Miete beläuft sich auf 780€/Monat (Warmmiete, Strom, Gas, Telefon, Internet, Fernsehen, GEZ, Abnutzungspauschale) plus 15€/Monat Untermietzuschlag pro Person.

Hey guys, I'm (Lysann, 33 years old, girl, non-smoker) searching a nice and reliable person for my beloved 2-rooms-flat, with extra kitchen, bathroom and corridor. It's fully furnisched with satellite TV, Internet, kitchen sink, fridge, stove, all necessary kitchen stuff, bathtub, washing mashine, TV, Sofa, internet printer, desk, bed, cabinets, shelves and a small balcony. You are allowed to use everything, including basement.
The neighbors are quite and uncomplicated.
The renting is planed from 01.11.2017 until 30.06.2018.
Maybe you could enter the flat a bit earlier and we can talk about staying longer.
The flat can be used by a couple as well, about sharing the flat as friends we should talk.
The rent ist 780€/monthly (rent warm, electricity, gas, telefon, internet, TV, GEZ, charge for using everything) plus 15€/monthly per person extra amount for subletting.
I need the proof of income of the last three months or declaration of pledge.

Die Wohnung ist sehr ruhig, etwas außerhalb des Berliner Rings gelegen. Schlaf-, Bad- und Küchenfenster haben Südausrichtung, Wohnzimmer Nordausrichtung. Damit ist die Wohnung sehr schön hell. Die nächste S-Bahn-Haltestelle ist etwa 5 Gehminuten entfernt und heißt Baumschulenweg. Der Treptower Park ist ebenso 5 Gehminuten entfernt. Der nächstmögliche Bahnhof für Züge ist Ostbahnhof. Der Autobahnanschluss heißt Späthstraße und ist mit Auto etwa 8 Minuten entfernt.
The flat is quite and a bit outside of the ring of Berlin. The windwos of sleeping room, bath and kitchen face the south, the living room the north - theirfore the flat is really bright and full of light. The nearest S-Bahn-stop is called Baumschulenweg and 5 minutes by foot. The Treptower Park is 5 minutes walking as well. The closest trainstation is Ostbahnhof. The motorway connection is called Späthstraße and 8 minutes by car.
