We are leaving our flat at the end of May. As the flat is located on the 4th floor with no elevator we are not intending to take our furniture with us but are hoping to find lovely tenants to take over the flat and furniture. We would sell the furniture etc. for around 1100€. The flat rent according to the landlord will be 820€ including heating and water (hot and cold). Internet and Electricity you will need to get separately.
The flat consists of a living room (currently used as a bedroom), bedroom, bathroom and kitchen and is fully furnished. It is south facing and on the top floor so if the sun should shine in winter you will get to enjoy that in the flat. It is located in the garden house facing the internal courtyard so is nice and quiet.
DEUTSCH:
Wir lösen unsere WG Ende Mai auf. Da sich die Wohnung auf dem 4. Geschoss befindet und es keinen Aufzug gibt, suchen wir Leute die die Wohnung mit den Möbeln übernehmen. Die Möbel etc. würden wir für zirka 1100€ verkaufen. Die Miete wird gemäß der Verwaltung 820€ betragen, inkl. Heiz- und Wasserkosten. Kaution ist eine zirka Angabe gemäß der Bisherigen.
Die Wohnung besteht aus einem Wohnzimmer (welches als Schlafzimmer genutzt wird), Schlafzimmer, Badezimmer und Küche und ist komplett möbliert. Sie ist gegen Süden ausgerichtet und im Winter hat man Dank der Lage im obersten Geschoss Sonne in der Wohnung, sofern sie scheint. Die Wohnung befindet sich zudem im Hinterhaus mit einem ruhigen Innenhof.

The flat is on the 4. floor of the garden house facing the central courtyard, renovated and very quiet. There is no balcony but all windows are south facing which floods the flat with light. There is no elevator in the building so you get to enjoy the 80 step climb to the top. On the plus side it will keep you halfway fit yet forgetting something in the flat will make you think twice about going back upstairs. ;)
Public transport is only a few minutes away with the U9 and the Ringbahn near Bundesplatz as well as the 101 bus just around the corner. If you own a car the autobahn entrance is not far away but parking is an issue. Supermarkets, bakery and banks are all near by.
The Wilmersdorf area is not known for it's nightlife with the average age of people around the 40s I'd say. Luckily the Ringbahn and U9 get you around town quickly and once you get home you have your peace and quiet.
DEUTSCH:
Die Lage könnte besser kaum sein - 350m vom Bundesplatz entfernt, von dem die U9 und die Ringbahn fahren und man somit überall sehr schnell hinkommt. Dazu noch die Autobahnauffahrt zur 100 direkt um die Ecke.
Die Wohnung liegt im 4.OG im Gartenhaus - selbst mit offenem Fenster hört man von der Autobahn nichts und da die gesamte Wohnung gegen Süden ausgerichtet ist, hat man im Winter eine helle Wohnung und im Sommer von früh morgens bis spät abends Licht in der Wohnung. Leider fehlt ein Balkon und ein Fahrstuhl - bei 80 Treppen ins 4.OG manchmal etwas nervig.
Einkaufen geht beim Edeka um die Ecke, 5 Fußminuten entfernt in der Mainzer Str.
Post und Bank ist auch um die Ecke.
Also alles da..bis auf Nachtleben. Wilmersdorf ist ein gutbürgerliches, ruhiges Viertel mit Familien und einem gefühltem Altersschnitt von 40. Durch die gute Anbindung ist man aber schnell mitten im Nachtleben.
