Es besteht eine direkte U-Bahn-Anbindung zum Rathaus, Hauptbahnhof und zur Universität. Lidl (weniger als 5 Minuten zu Fuß) und Kaufland sind in der Nähe. MediaMarkt und Bauhaus sind ebenfalls in der Nähe, mit vielen Restaurants in der Umgebung. Direkt vor der Wohnung stehen Parkplätze zur Verfügung. Für einen eigenen überdachten Parkplatz kann der Vermieter kontaktiert werden.

The bus station is just a minute away right outside the main gate. The stop can be seen from the house window. U-bahn station is 5-7 minutes on foot. There is a direct connection via ubahn to the Rathaus, Hbf and the Ruhr University. There is Lidl (less than 5 minutes on foot) and Kaufland nearby. MediaMarkt and Bauhaus are also in vicinity with lot of options of restaurants around. There are parking spaces available right outside the apartment. For dedicated covered parking space landlord can be contacted.

In der Miete sind Heizkosten (Raumheizgeräte), Rauchmelder und sonstige Betriebskosten enthalten. Die Heizkosten können bei Vertragsabschluss besprochen werden, da es jetzt Sommer ist. Ein bestehender Vertrag für Highspeed-DSL-WLAN-Anschluss mit O2 für 35 Euro pro Monat. Glasfaserkabelanschluss ist ebenfalls verfügbar. Bestehender Vertrag mit Ostrom für Strom für 35 Euro pro Monat. Bestehender Vertrag mit den Stadtwerken für Gasheizung (Warmwasserversorgung in Küche und Bad) für 40 Euro pro Monat. Alle diese Verträge werden übernommen und die Kosten werden unter Nebenkosten und Telefon-/WLAN-Kosten addiert. Zu den Telefonkosten sind auch die ARD-Kosten hinzugerechnet.

Die Kaution wird nach Überprüfung des Zustandes der Immobilie, der vorhandenen Möblierung und der eventuell angefallenen Nebenkosten für Strom, Heizung etc. zurückerstattet. Wenn Sie eigene Möbel mitbringen möchten, können wir den Auszug der vorhandenen Möbel organisieren.

The rent includes heating costs (room heaters), smoke detectors and other operational costs. Heating costs cab be discussed if needed. An existing contract for High speed DSL wifi connection with O2 at 35 Euros per month. Optic fibre cable connection is also available. Existing contract with Ostrom for electricity at 35 Euros per month. Existing contract with Stadtwerke for gas heater (hot water supply in kitchen and bathroom) at 40 euros per month. All these contracts will be taken care of and the costs are added under utility costs and phone/wifi costs. ARD costs have been included along with phone costs.

Security deposit will be returned after checking the condition of the property, existing furniture, and whether additional costs have been incurred for electricity, heating etc. If you would like to bring your own furniture, we can arrange to move out the existing furniture.
