Hi :)
Da ich zusammen mit meinen Freund umziehe, suche ich einen Nachmieter für meine gemütliche 2-Zimmer-Wohnung im Zentrum von Dresden ab Januar 2023. Ich wohne hier seit Oktober 2019 alleine mit meinem Hund und bin sehr zufrieden. Ich empfehle diese Wohnung besonders für Studierende, Azubis und Senioren. Für WGs und Familien ist die Wohnung eher ungeeignet (persönliche Meinung).
Haustiere sind in dieser Wohnung erlaubt und willkommen.
WICHTIG (Voraussetzung): Ich suche ein/e Nachmieter*in die meine Einbauküche und einige Möbel übernehmen möchte. Preise können wir dann persönlich absprechen.
Die Wohnung hat ein Bad mit Dusche, ein Wohnzimmer mit Einbauküche und Waschmaschinenanschluss und ein Schlafzimmer mit Balkon (s. Bilder). Im Mietvertrag ist noch ein Kellerabteil und Zugriff zum Waschraum und Fahrradkeller inklusiv. Im Mietpreis ist einen Portier Service inklusiv.

Since my boyfriend and I are moving in together, I am looking for a new tenant for my cozy 2-room apartment in the center of Dresden as of January 2023. I have been living here by myself with my dog since October 2019 and am very pleased with the flat. I recommend this apartment especially for students, trainees, and elders. For WGs and families the apartment is rather not very suitable (personal opinion).
Pets are allowed and welcomed in this flat.
IMPORTANT: I am looking for a new tenant who would like to take over my fitted kitchen and some furniture. We can discuss prices in person.
The apartment has a bathroom with shower, a living room with fitted kitchen and washing machine connection and a bedroom with balcony (see pictures). In the lease is still a small cellar compartment and access to the laundry room and bicycle cellar inclusive. In the rent price is also a concierge service for packages included.

Ein Erlebnis im Herzen vom Dresden! Die Lage ist absolut brillant. Super zentral mit mehrere Einkaufsmöglichkeiten (Lidl ist ca. 3 Min entfernt) Museen, Restaurants, Bars, Arztpraxis, Apotheke und Kino alles fußläufig erreichbar!
TU-Dresden, HTW, Johannstadt und Uniklinikum sowie Neustadt sind in wenigen Minuten mit der Straßenbahn/Bus zu erreichen.
Die Wohnung befindet sich in eine Größe Straße, aber wegen der Blick zum Innenhof ist es auch sehr ruhig. Ich habe über 2020 und 2021 von zu Hause gearbeitet und hatte mit Lärm keine Probleme gehabt.
WLAN funktioniert am besten mit Telekom. Vodafone und Pyur würde ich hier im Haus nicht weiterempfehlen.
Hausverwaltung und Vertrag erfolgt über Covivio Immobilien GmbH. Mindestlaufzeit der Mietvertrag sind 12 Monate.
Parkplätze können vermietet werden.

An experience in the heart of Dresden! The location is absolutely brilliant. Super central with several shopping opportunities (Lidl is about 3 min away), museums, restaurants, bars, doctor's clinics, hospitals, pharmacy and cinema all within walking distance!
TU-Dresden, HTW, Johannstadt and Uniklinikum, as well as Neustadt can be reached in a few minutes by public transport or bike.
The apartment is located in a large street, but since it faces the backyard, the apartment is also very quiet. I worked from home over the years of 2020, 2021 and 2022 and had no problems whatsoever with noise.
Wi-Fi works best with Telekom. I do not recommend Vodafone at all here.
Property management and contract is done by Covivio Immobilien GmbH. A minimum stay of 12 months is usually required.
Parking spaces are available for rent.
Heizungskosten sind im Nebenkosten erhalten.
