Da ich mein Studium in Dresden beende und wegziehen werde, suche ich einen Nachmieter:in für meine Wohnung. Die Wohnung ist ca. 55 qm groß und hat zwei große Zimmer (15 und 17 qm), jeweils mit einem 140x200 cm großen Bett, einem Schreibtisch und einem Kleiderschrank. Somit ist die Wohnung perfekt für eine 2-er WG, aber auch für ein Paar oder eine kleine Familie. Das Bad hat eine Badewanne und eine Waschmaschine. Die Küche ist voll ausgestattet mit Elektroherd, Backofen und Kühlschrank und einem Tisch, der für 4 Personen ausreicht. Alle Zimmer (einschließlich Bad und Küche) haben Fenster und die Wohnung ist an sonnigen Tagen sehr hell und leuchtend. Die Wohnung hat auch einen großen Balkon (~2 qm) mit einem kleinen Gartentisch und Stühlen. Ein Abstellraum ist im Keller vorhanden, ebenso wie der Zugang zu einem gemeinschaftlichen Fahrradkeller.
Die Miete beträgt 622,10 € (inklusive Betriebskosten, Wasser und Heizung). Mit Strom, Internet und GEZ liegt die monatliche Miete bei ~ 726 €.
Während die gesamte Wohnung ab Ende März/Anfang April verfügbar sein wird, könnte eines der beiden Zimmer bereits ab Anfang März zur Verfügung stehen. Die Wohnung ist voll möbliert und ein Abschlag für die Möbel und andere Gebrauchsgegenstände (Wasserkocher, Mikrowelle, Staubsauger, etc.) kann besprochen werden.

As I am finishing my studies in Dresden and will be moving away, I am looking for a new tenant for my flat. The flat is about 55 square metres in size and has two large rooms (15 and 17 square metres), each with a 140x200 cm bed, a desk and a wardrobe. This makes the flat perfect for a flat share of 2, but also for a couple or a small family. The bathroom has a bathtub and a washing machine. The kitchen is fully equipped with an electric hob, oven and fridge and a table big enough for 4 people. All rooms (including the bathroom and kitchen) have windows and the flat is very bright and luminous on sunny days. The flat also has a large balcony (~2 square metres) with a small garden table and chairs. A storage room is available in the basement, as well as access to a communal bicycle storage room.
The rent is € 622.10 (including operating costs, water and heating). With electricity, internet and GEZ, the monthly rent is ~ € 726.
While the entire flat will be available from end of March/beginning of April, one of the two rooms could be already available from the beginning of March. The flat is fully furnished and a price for the furniture and other utensils (kettle, microwave, vacuum cleaner, etc.) can be discussed.
