Vollmöblierte, unbefristete Wohnung auf der Ackerstraße in Flingern

Ich suche einen Nachmieter für meine schöne, helle 2-Zimmer-Wohnung in idealer Lage auf der Ackerstraße in Flingern. Da ich auswandere, wird die Wohnung vollmöbliert und möglichst auch mit Ausstattung wie Geschirr und Besteck übergeben. Auf Wunsch der Eigentümerin erfolgt die Vermietung nur an eine Einzelperson.

Die Wohnung hat zwei Zimmer, wobei sich die Küche in dem Wohnzimmer befindet. Das Badezimmer verfügt über eine Badewanne mit Duschkopf. Außerdem gehört ein geräumiges Kellerabteil zur Wohnung. Da der Flur bei der Berechnung der qm nicht gezählt wird, ist die Wohnung tatsächlich größer als die angegebenen 36 qm. In den Nebenkosten sind die Heizkosten und Fernsehen (Kabel) bereits enthalten. Hinzu kommt lediglich noch Strom. Bei mir sind das 15€ im Monat.

Im Wohnzimmer befindet sich in einer der Wände eingelassen eine Magnettafel, sodass Bilder einfach mit Magneten an der Wand angebracht werden können.

Die zu übernehmenden Möbel und Küchengroßgeräte sind in gutem Zustand. Sie wurden fast gänzlich erst beim Einzug in 2018 gekauft und zum ersten mal in der Wohnung aufgebaut. Die Waschmaschine verfügt noch über mehr als zwei Jahre Herstellergarantie. Idealerweise werden auch Teile der Ausstattung wie Geschirr, Besteck und Gläser übernommen. Die Ablöse beträgt insgesamt 1600 €.

I am looking for a new tenant for my beautiful, bright 2-room flat in an ideal location on Ackerstraße in Flingern. As I am moving abroad, the flat will be handed over fully furnished and ideally also with equipment such as dishes and cutlery. At the owner's request, the flat will only be rented to a single person.

The flat has two rooms, with the kitchen in the living room. The bathroom has a bathtub with shower head. Furthermore, a spacious cellar compartment belongs to the flat. Since the hallway is not counted when calculating the square metres, the flat is actually larger than the stated 36 square metres. The heating costs and televison (cable) are already included in the service charges. The only additional cost is electricity. For me, that's 15€ a month.

In the living room there is a magnetic board embedded in one of the walls, so that pictures can be easily attached to the wall with magnets.

The furniture and large kitchen appliances to be taken over are in good condition. Almost all of them were bought when I moved in in 2018 and were installed in the flat for the first time. The washing machine still has more than two years of manufacturer's warranty. Ideally, parts of the equipment such as dishes, cutlery and glasses will also be taken over. The total price is 1600 €.
