Die Dreizimmerwohnung ist ideal als WG geeignet und verfügt über ein RIESIGES 45-Quadratmeter Wohnzimmer mit einem tollen Blick über die Stadt. Noch dazu sind 2 kleinere Zimmer (derzeit Schlafzimmer und Büro), ein großer Vorraum, eine Küche, und ein Bad.

I’m looking for renters to replace me in my gorgeous, sunny top-floor apartment in a historic building just around the corner from the KFU!
The 3-Room apartment would be perfect as a shared flat. It has an ENORMOUS 45 square meter living room with a beautiful view over the city. In addition, the apartment has 2 smaller rooms (right now used as a bedroom and office), a spacious entry room, a kitchen, and a bathroom.
Die Wohnung liegt im 4ten Stockwerk eines schönen Altbauhauses in einer ruhigen Seitenstraße, ist aber auch sehr gut vernetzt. Sie steht in unmittelbarer Nähe zur KFU, der Stadtpark, und den Läden und Restaurants in der Zinzendorfgasse. Haltestellen für die Buslinien 30, 58, 41, 63, 39, und 31 sowie für die Straßenbahnlinien 1 und 7 sind leicht erreichbar und das Stadtzentrum ist nur 15 Minuten zu Fuß von der Wohnung entfernt.

The apartment is in the 4th floor of a beautiful historic building on a quiet side street, but it is also very well connected. It’s very close to the KFU, the Stadtpark, and the shops and restaurants of Zinzendorfgasse. Bus stops for the bus lines 30, 58, 41, 63, 39, and 31 as well as for the streetcar lines 1 and 7 are easily reached by foot and the city center is just 15 minutes away by foot.
Fast alle Möbel, inklusive Einbauregale und Küchenelemente, können gern auf Ablöse übernommen werden.
Und zum Schluss: Falls Sie Zimmerpflanzen gern haben, werden Sie die Wohnung lieben. Das große Wohnzimmer kriegt so viel Licht, dass meine ~10 Pflanzen gut gewachsen sind, auch wenn ich mich ehrlich gesagt nicht so gut um sie gekümmert habe.

Almost all furniture, including the custom shelves and kitchen countertops, can be taken over. In this case, we’d agree on a reasonable price for whatever you wanted to keep.
And finally: If you like houseplants, you will love this apartment. The big living room is so sunny that my ~10 plants grew well even though I honestly didn’t take good care of them.
