Wir suchen Nachmieter*innen für diese schöne Wohnung im Paulusviertel.
Die Wohnung ist ca. 63 qm groß.
Der Schnitt der Wohnung eignet sich für Singles oder Paare (nicht WG-geeignet).
Sie hat hohe Decken und fünf große Fenster durch die viel Licht fällt.
Es gibt einen schönen Balkon der Vormittags in der vollen Sonne ist.
Der Innenhof ist sehr grün und ruhig. Im Sommer zwitschern hier sehr schön die Vögel.
Die Wohnung ist allgemein sehr offen gestaltet, das Wohnzimmer ist durch eine Glaswand von der Küche abgetrennt.
Wir ohne Küche vermietet.
Im Bad gibt es eine Badewanne.
Es gibt eine Abstellkammer die wir als begehbaren Kleiderschrank genutzt haben.
Im Keller gibt es einen Waschraum wo die eigene Waschmaschine angeschlossen werden kann.
Zur Wohnung gehört ein Kellerabteil.
Es gibt eine Fahrradkeller.
Wir zahlen aktuell: 430 € (Kaltmiete) + 125 € (Nebenkosten) = 555 €
Ab 2023 beläuft die Warmmiete 595 € (Anpassung der Nebenkosten).

We offer this beautiful flat from 1st of March 2023
The flat is approx. 63 sqm.
The flat suits singles or couples (not suitable as shared flat).
It has high ceilings and five large windows that let in a lot of light.
There is a nice balcony which is in full sun in the mornings.
The courtyard is very green and quiet. In summer, the birds chirp beautifully here.
The flat is generally very open, the living room is separated from the kitchen by a glass wall.
Kitchen will be without kitchenette.
There is a bathtub in the bathroom.
There is a storage room that we used as a walk-in closet.
In the basement there is a laundry room where your own washing machine can be connected.
A cellar compartment belongs to the apartment.
There is a bicycle cellar
At the moment we pay: 430 € (cold rent) + 125 € (additional cost) = 555 € warm rent
From 2023 the rent will be 595 € due to the growing Nebenkosten (Energy costs).

Die Wohnung liegt im sehr beliebten und angesagten Paulusviertel.
Hier gibt es viele Bars, Restaurants, Eisdielen und Einkaufsmöglichkeiten (Edeka, Penny, Rewe, Lidl, Aldi), darunter ein 24 Std. Edeka.
Mehrere Tramstationen befinden sich in direkter Nähe (1 - 5 Minuten zu Fuß). Dinge des Alltags sind leicht zu Fuß zu erreichen. Der Fluss ist bequem zu Fuß oder mit dem Rad erreichbar.
Die Universität (Steintorcampus, Hauptcampus, Medizin) erreicht man in wenigen Minuten zu Fuß.

The flat is located in the very popular and trendy Paulusviertel.
There are many bars, restaurants, ice cream parlours and shopping facilities (Edeka, Penny, Rewe, Lidl, Aldi), including a 24-hour Edeka.
Several tram stations are in the immediate vicinity (1 - 5 minutes walk). Everyday things are within easy walking distance. The river is within easy walking or cycling distance.
The university (Steintorcampus, main campus, medicine) can be reached in a few minutes on foot.
