Wir gehen auf Weltreise und möchten daher unsere Wohnung möbliert zwischenvermieten.
Die Wohnung wurde 2017 saniert, verfügt über ein Bad mit Fenster sowie über eine moderne Einbauküche mit Kühlschrank, Ceranfeld-Herd und Backofen, Spül- und Waschmaschine und ist ruhig gelegen. Der Balkon ist sowohl vom Wohnzimmer als auch von der Küche aus zu erreichen und bietet einen schönen Blick ins Grüne! Neben Küche, Bad, Schlafzimmer und Wohnzimmer gibt es auch ein geräumiges 3. Zimmer (derzeit Ess- und Arbeitszimmer), welches die Wohnung auch für kleine Familien attraktiv macht.
In der angegebenen Kaltmiete sind Nettomiete, Heizkosten, Betriebskosten und der Abschlag für die Möbelnutzung bereits enthalten. Seperat anzumelden sind Wasser, Internet und Strom (ca. 95 € pro Monat für 2 Personen, je nach Anbieter).

We're out of the country next year and would like to sublet our fully furnished, three-room flat.
The flat was renovated in 2017 and has a bathroom (two windows) with a walk-in shower as well as a modern fitted kitchen with a refrigerator, dishwasher, electric oven with ceramic stove and a washing machine. The balcony can be accessed from both the living room and the kitchen and offers a pleasant view into the large, grass-covered inner courtyard. Alongside the bedroom there is a large dining room/study, meaning that the flat would also be suitable for a family with children.
Heating costs (central heating via a district heating network), shared running costs for the building and furniture use (bought new in 2017) are included in the basic monthly rent of € 1,500. Water, internet/telephone and electricity must be registered separately (approx. € 95 per month for two people, depending on the provider).
Die Wohnung ist fernab der Straße ruhig gelegen. Der Stadtpark (mit See, Freibad, Kinderspielplatz sowie Outdoor-Sport-Möglichkeiten) ist in 5 Minuten fußläufig zu erreichen. Die S-Bahn-Haltestelle Alte Wöhr ist 2 Gehminuten entfernt und bietet Anschluss zum Flughafen (10 Minuten) und in das Stadtzentrum (15 Minuten). Der Bus 23 zur U-Bahn Barmbek (U3) ist in einer Gehminute zu erreichen.
Die Fuhlsbütteler Straße mit diversen Einkaufmöglichkeiten, Apotheken, Bäckern, Restaurants, etc. ist ebenfalls in nur 5 Gehminuten zu erreichen und im nahen Umkreis gibt es Kindergärten, Schulen und ein Krankenhaus.

The flat is located in a residential area and is set back from the street down a wide path and is therefore quiet and safe for children to play. There is a bus stop one minute away across the street connecting to the Barmbek underground and suburban rail interchange as well as a suburban railway station just two minutes away with connections to the airport (10 min.) and city centre (15 min.). The flat is situated five minutes away from the large Hamburg Stadtpark, which has a lake, an open-air swimming pool, a large play area and plenty of paths for walking and cycling. The nearby Fuhlsbütteler Strasse has a wide range of shops, supermarkets, pharmacies, etc. as well as bakeries and restaurants and is also just five minutes away. Nurseries, schools and a hospital are also located nearby.
