Die Vermietung ist nur möglich für Singles, Paare und Familien mit 1-2 Kindern.
Die Wohnung hat folgende Raumaufteilung und ist mit den folgenden Ausstattungsmerkmalen versehen:
- Ein geräumiges Wohnzimmer mit einer angeschlossenen Loggia und offener Küche.
- Das erste Schlafzimmer bietet genügend Platz für ein Doppelbett (2x2m), sowie ein Einzelbett (1x2m). Außerdem gibt es hier einen Sekretär, um tagsüber einen weiteren Arbeitsplatz zu haben. Das zweite Schlafzimmer ist als Arbeitszimmer eingerichtet, kann jedoch auch mit einem Einzelbett (1m x 2m - aktuell im ersten Schlafzimmer) ausgestattet werden.
- Ein Tageslichtbad mit einer Badewanne ist vorhanden.
- Eine praktische Abstellkammer mit Regalsystem vervollständigt das Angebot.
Folgende Einrichtung wird zur Nutzung überlassen:

We rent out our bright and modern furnished apartment with 3 rooms, kitchen, bathroom with bathtub and toilet, storage room and loggia.
For singles, couples and families with 1-2 children.
The apartment has the following room layout and is equipped with the following features:
- A spacious living room with an adjoining loggia and open kitchen.
- The first bedroom offers enough space for a double bed (2x2m) and a single bed (1x2m). There is also a secretary desk to provide an additional workplace during the day. The second bedroom is furnished as a study, but can also be furnished with a single bed (1m x 2m - currently in the first bedroom).
- A daylight bathroom with a bathtub is available.
- A practical storage room with shelving system completes the offer.

Das Mietobjekt hat eine gute Anbindung in die Innenstadt sowie in die anderen Stadteile. Mehrere Buslinien, die Straßenbahn und die S-Bahn sind fußläufig zu erreichen.
Die Bus- und Straßenbahn Haltestellen der Linie 34, 35 und 5 befindet sich in unmittelbarer Nähe. Die SRH erreicht man in wenigen Minuten mit dem Fahrrad oder dem Bus. Auch die Uni im Neuenheimer Feld und in der Innenstadt ist bequem per Rad oder Bus zu erreichen. Die Uni Mannheim erreicht man mit der naheliegenden S-Bahn.
In direkter Umgebung finden Sie ein paar Restaurants, Ärzte, Supermärkte und zwei Bäckereien vor. Außerdem gibt es verschiedene Fitnessstudios, Grün- und Parkanlagen, eine Bar, eine Buchhandlung und ein Modegeschäft.

The rental property has good connections to the city center and other parts of the city. Several bus lines, the streetcar and the S-Bahn are within walking distance.
