Es wird eine möblierte, helle 2-Zimmer-Wohnung zur Zwischenmiete im begehrten Stadtteil Saggen angeboten. Die Wohnung hat eine Fläche von ca. 56 qm und ist ab Juni 2024 (ggf. auch ein paar Tage früher) befristet auf ca. ein Jahr bis Mitte/Ende Mai 2025 verfügbar. Ob ggf. eine Verlängerungsmöglichkeit besteht ist aktuell noch nicht absehbar.

Die Wohnung besteht aus einem Wohnzimmer, Schlafzimmer, Küche, Vorraum und einem Badezimmer mit Badewanne, WC sowie Waschmaschine. Zusätzlich verfügt sie über einen sonnigen Balkon und ein eigenes Kellerabteil. Fahrrandabstellplätze sind ausreichend im Innenhof vorhanden, ebenso befindet sich im Keller ein Fahrradabstellraum.

Die Lage in Saggen ist hervorragend, mit einer sehr guten und fußläufigen Anbindung an den ÖPNV (Tram/Bus/Bahnhof "Messe") und den Universitätsstandort SOWI. Der Hauptbahnhof ist ebenso wie das Zentrum mit Bus/Tram in 15 Minuten zu erreichen (20 Minuten zu Fuß; 5 Minuten mit dem Fahrrad).

Möblierung: Die größeren Möbelstücke bleiben in der Wohnung und die Wohnung ist in einem bezugsfertigen Zustand. Die Küche enthält eine Grundausstattung an Utensilien. Elektronische Geräte (TV und Monitor), persönliche Gegenstände und einige Dekorationsgegenstände (z.B. Pflanzen), sind jedoch nicht inkludiert. Möblierung kann im Detail noch besprochen und abgestimmt/angepasst werden.

Konditionen:
• Miete: 1.150,- EUR all-inclusive (Möblierung, Betriebs-, Strom- und Heizkosten, High-Speed Internet, Haushaltsversicherung)
• Kaution: 2 Monatsmieten
• Kündigungsfrist während der Dauer des Zwischenmietvertrages: beidseitig 2 Monate
• Haustiere sind nicht erlaubt; Nichtraucherwohnung
• Die Wohnung ist nicht WG-geeignet
• Zusätzliche Kosten: Die einmal im Jahr durchzuführende Wartung der Gastherme muss vom Zwischenmieter gegen Ende des Kalenderjahres 2023 selbstständig organisiert und bezahlt werden (ca. 150 €); ein entsprechender Kontakt kann gerne übermittelt werden. We are offering a furnished, bright 2-room apartment for sublet in the popular district of Saggen. The flat has an area of approx. 56 sqm and is available from June 2024 (potentially a few days earlier) for a limited period of approx. one year until mid/end of May 2025. It is currently not predictable whether there will be a possibility to extend the lease.

The apartment consists of a living room, bedroom, kitchen, hallway, and a bathroom with a bathtub, toilet, and washing machine. Additionally, it features a sunny balcony and its own cellar. There is a place for bicycles in the courtyard, as well as a bicycle storage room in the basement.

The location in Saggen is excellent, with very good access to public transport (tram/bus/train station "Messe") and the SOWI university campus within walking distance. The main train station and city center can be reached by bus or tram in about 15 minutes (20 minutes on foot; 5 minutes by bike).

Furnishing: The larger pieces of furniture will remain in the apartment, which is in a ready-to-move-in condition. The kitchen includes basic utensils. Electronic devices (TV and monitor), personal items, and some decorative items (e.g., plants) are not included. Furnishing details can still be discussed and adjusted if necessary.

Conditions:
• Rent: 1,150 EUR all-inclusive (furnishing, operating, electricity and heating costs, high-speed internet, household insurance)
• Deposit: 2 months' rent
• Cancelation period during the sublease contract: 2 months for both parties
• Pets are not allowed; non-smoking flat
• The apartment is not suitable for shared living
• Additional costs: The annual gas boiler maintenance must be organized and paid for by the subtenant towards the end of the calendar year 2023 (approx. 150 EUR); a relevant contact can obviously be provided. In case of an exorbitantly higher consumption of electricity and gas compared to the previous year, additional costs may arise.
