ich biete meine gemütliche Wohnung zwischen 1.02.2022-31.07.2022 zur Zwischenmiete an, da ich zu dieser Zeit für einen Forschungsaufenthalt in Großbritannien sein werde.
Es handelt sich um eine 3-Zimmer Wohnung im 3. OG eines sanierten und gepflegten Altbaus im Leipziger Osten. Die zwei großen Zimmer gehen vom Flur ab (mit straßenseitigen Fenstern zur Südseite). Es gibt ein drittes, kleineres Zimmer, welches ich gerne zur Aufbewahrung einiger Dinge während des Auslandsaufenthaltes verwenden würde. Das kleine, dritte Zimmer wird daher nicht mit untervermietet, es sei denn es wird dringend gebraucht -- das wäre verhandelbar. Es ist hier nicht in der Gesamtmiete bzw. in der Gesamtfläche der Wohnung berücksichtigt (es ist 13 qm groß und würde die Miete auf 680,- erhöhen).
Außerdem gibt es ein Bad mit Fenster zum Innenhof, eine Küche mit Balkon, der im Frühjahr noch etwas begrünt werden kann (auch zum Innenhof), einen Innenhof für Fahrräder, sowie einen Keller. Fast alle meiner Möbel werden in der Wohnung bleiben. Die Wohnung hat alles was man braucht: Spülmaschine, Waschmaschine (kein Trockner), Fußbodenheizung etc.
Die Miete ist 548 warm + 116,- Nebenkosten (91,- Ökostrom und 25,- Internet)

I am offering to sublet my cozy apartment between 1st of February to 31st of July 2022. I will be away for a research stay in the UK during this time.
This is a three bedroom apartment on the third floor of a renovated building. Two large rooms are accessible from the hallway, as are the kitchen and the bathroom. The two large rooms have windows facing the south and the street. There's a third, smaller room, which I would like to use to store a few of my belongings while I am away. This small room is not considered in the rent or in the square footage of the apartment. In case a third room is urgently needed, subletting this room could be discussed (its 13 square meters large & the base rent would increase to 680).
The bathroom has a window facing the inner courtyard, and the kitchen has a balcony, also facing the courtyard. Bikes can be stored in the courtyard. Most of my furniture will stay in the apartment. The apartment also has a dishwasher, washing machine and floor heating. There is no dryer.
The rent is 548,- with heating costs + 116,- for green electricity (91,-) and internet (25,-).

Die Lage ist ruhig aber doch zentral in der Ludwigstraße nähe der Tramstation Hermann-Liebmann/Eisenbahnstr. Durch die Lage im 3. OG bekommt man vom Straßenlärm kaum etwas mit, aber ist sonst auch schnell für Einkäufe, Cafés oder Bars auf der Eisenbahnstr., in dem umliegenden Kiez oder in anderen Stadtteilen. In den letzten Jahren hat der Stadtteil einiges an Cafés, Gastronomie, Einzelhandel und an Kulturangebot dazu gewonnen, sodass für jeden etwas dabei sein sollte. In der Gegend befinden sich auch mehrere Supermärkte und ein Biomarkt.
Der große Mariannenpark lädt in unmittelbarer Nähe zu Spaziergängen oder zum Joggen ein. Die Ludwigstaße selbst ist ebenfalls im Frühjahr schön grün. Mit der Tram ist man in unter 10 Minuten am Hauptbahnhof. Zudem kommt man recht schnell auf die Autobahn A14.

The apartment is located in a quieter street (Ludwigstr) of a lively area close to the tram station Hermann-Liebmann/Eisenbahnstr. Since the apartment is on the third floor, you will hardly hear any noise from the streets. Shops, cafés and bars are immediately accessible in the nearby Eisenbahnstr or the surrounding area. Other districts are also easily accessible by bike or tram. The area has recently seen an increase of cafés, restaurants/diners, and cultural events. There are also many shops nearby, including one organic supermarket.
There is a large park (Mariannenpark) close by to go on walks or jog. Ludwigstr. is also quite green in the spring. Leipzig main station is only a short tram ride (<10 min) away. By car, you can reach the autobahn A14 quite quickly.

Die Wohnung ist ideal für ein Paar oder eine einzelne Person, kann aber auch als WG genutzt werden. Aktuell werden die zwei gleichgroßen Zimmer als Schlafzimmer und Ess-/Wohnzimmer verwendet, dies ließe sich jedoch einfach ändern.

I would ideally like to sublet this apartment to a couple or a single person, however, the apartment can also be used as a flat share. We are currently using the two same-sized rooms as a living/dining room and a bedroom, however, this could be changed easily.
