Die Wohnung ist perfekt aufgeteilt für eine Einzelperson sowie Paare: Es gibt ein kleines gemütliches Schlafzimmer (ca. 12 qm) sowie ein großzügiges Wohn- und Arbeitszimmer (ca. 18 qm). Ein Flur trennt ein kleines Bad mit Dusche und eine separate Küche mit Fenster und Sitzmöglichkeit für bis zu 3 Personen.
Im Haus wohnen acht Parteien. Es herrscht ein freundlicher, hilfsbereiter Umgang. Pakete werden für Nachbarn angenommen und auch so plaudert man das ein oder andere mal miteinander. Trotzdessen der Altersdurchschnitt eher niedrig ist, gibt es keine Partys im Haus und das sollte wenn möglich auch so bleiben.
Ich würde mein Wohnung gerne möbliert vermieten. Kleinere Möbelstücke können aber - soweit sie nicht gefallen oder Platz für eigene Möbel gebraucht wird - auch problemlos im Kellerraum untergestellt werden. In der Wohnung sind die üblichen Haushaltsgeräte vorhanden: TV, Waschmaschine, Bügeleisen, Internet etc. Allerdings gibt es keinen Trockner und keine Spülmaschine.
The flat is perfect for singles and couples. There's a small, cozy sleeping room (12 sq.m) and a pretty big living room / office (18 sq.m). The hall separates those to rooms, a small bathroom with a shower and a seperate kitchen with a window and a seating area for up to 3 persons.
In total there are 8 flats in the house and everybody is very friendly. Packages are accepted by neighbors frequently and people are happy to chat if you meet them in the hallway. Although the neighbours are relatively young, there are no parties (and probably people would appreciate it if it would stay that way).
I would like to give the flat for rent with all furniture. If you don't like some of the smaller stuff or bring your own we can move things to the basement. The flat is equipped with everything you need: TV, washing machine, iron, WiFi and so on. Sadly, there's no dryer (but a rack and lots of space) and no dish washer.
Die Wohnung besticht durch ihre hervorragende Lage: Viele verschiedene Einkaufsmöglichkeiten (Edeka, Netto, Apotheke, DM, Bäckerei, Metzgerei, Post, Cafes, Tankstelle, Restaurants uvm) liegen praktisch vor der Tür. Da die Wohnung aber im 4. Stock liegt, bekommt man den Einkaufstrubel oben kaum mit :-)
Der Bahnhof ist fußläufig in 12-14 min erreichbar. Die Straßenbahnlinie 6 fährt unmittelbar gegenüber, die Straßenbahnlinie 1 ist 5 Minuten zu Fuß entfernt. Trotz der zentralen Lage ist man sehr schnell im Grünen: Die Wohnung liegt ca. 1 km vom Neckar und Luisenpark entfernt, wo man perfekt joggen oder spazieren gehen kann.
The flat has a perfect location in the city. You can do all the shopping you want right next door (Edeka, Netto, a pharmacy, drugstore, butchery, post office, cafes, a gas station, restaurants). The flat is in the 4th floor, so although everything is close, you won't hear a sound.
The train station can be reached in 12-14 mintues by foot. Tram line 6 leaves right in front of the door, line 1 can be reached in 5 minutes. Although the location is really central, you can be in nature in a few mintes: Neckar and the Luisenpark are 1 km away, perfect for jogging or a nice walk.
Die Eigentümerin des Hauses ist sehr hilfsbereit und immer per Email erreichbar. Bei Reparaturarbeiten kann man sie immer kontaktieren. Sonstige Fragen können gerne noch per Mail gestellt werden! Solltet ihr Interesse an der Wohnung haben, würde ich mich freuen, wenn ihr euch kurz vorstellt und erzählt, was euch so nach Mannheim treibt oder was ihr in Mannheim macht.
