Ich vermiete meine geliebte schöne Dachgeschosswohnung (ca. 75qm) komplett möbliert für den Zeitraum vom 15.08.2022 - 30.06.2023 unter.

Die Wohnung verfügt über:
* Sehr großzügiges und helles Wohnzimmer
* Ein helles Schlafzimmer
* Eine helle Küche
* Eine Gästebad
* Ein großes Bad mit Dusche, Badewanne und ein extra WC
* Ebenso gibt es vom Wohnzimmer ausgehend eine kleine Abstellkammer

Die Wohnung ist mit allen Möbeln ausgestattet, die man braucht inkl. Boxspringbett, Sofa, Schreibtisch, Waschmaschine, Fernseh, Staubsauger, Spülmaschine, Backofen, Geschirr, Besteck, Gläsern etc.

Ideal für Alleinstehende, die bspw. für den Berufseinstieg oder einen neuen Job nach München kommen und von hier aus anschließend eine eigene Wohnung suchen wollen - was erfahrungsgemäß vor Ort und mit ein bisschen Netzwerk wesentlich einfacher ist.

Die Wohnung gehört einem sehr freundlichen und hilfsbereiten älteren Ehepaar, das im Haus wohnt.

Lage:
Die Wohnung liegt mitten im wunderschönen Stadtteil Untermenzing. Auf den Fotos bekommt ihr einen Eindruck von der sehr grünen und vergleichsweise ruhigen Straße. In der Straße fahren keine öffentlichen Verkehrsmittel und der Autoverkehr ist ebenfalls überschaubar. Parkmöglichkeiten findet man zu jeder Tages- und Nachtzeit am Straßenrand. In unmittelbarer Umgebung verkehren einige Buslinien und die S-Bahnlinie S2. Die Haltestelle Moosach mit Anschluss zur S1 und U3 ist auch mit Fahrrad oder Bus erreichbar.

In Laufnähe gibt es mehrere Restaurants, Supermärkte, Ärzte, Bäckereien und Cafés. Der Nymphenburger Schlosspark ist ebenfalls fußläufig zu erreichen.

Kosten/ Miete:
Monatliche Miete bzw. (Neben-)Kosten:
Kaltmiete: 1.150 €/ Monat
Betriebskosten: 200 €/ Monat
Aktuelle monatliche Abschlagszahlung für Strom*: 50€/ Monat
Internet (wird 1:1 umgelegt): 45€/Monat

Gesamtmiete inkl. o.g. Kosten exkl. Nachzahlung für Strom & Gas: 1.445 €

Kaution für den Zeitraum - 2000€

*ACHTUNG:
Zu den Abschlagszahlungen für Strom & Gas: wir erhalten die Abrechnung immer im Herbst (also die nächste im Oktober 2022 und 2023) und rechnen aufgrund des aktuellen Energiepreismarktes mit einer deutlichen Preissteigerung. Wie hoch diese wird, kann ich leider selbst nicht abschätzen. Diese teilen wir fair mit euch/dir auf, indem wir auf den Tag genau die anteiligen Kosten berechnen.


Weitere Anmerkungen:
* Eure Fahrräder könnt ihr im Gartenhaus auf dem Grundstück unterstellen
* Die Deko inkl. Wandbilder kann ich natürlich auf euren Wunsch entfernen - auch Möbel können per Wunsch entfernt werden
* Die Wohnung wird ohne Keller vermietet, doch das Wohnhaus hat einen Keller wo Ski etc. abgestellt werden können
* Es gibt aber einen sehr praktischen Abstellraum in der Wohnung, in dem problemlos mehrere Koffer, Taschen, kleinere Kisten etc. untergebracht werden können.
* Die Wohnung hat keinen Balkon

Overall information:
I am looking to sublet my beloved beautiful attic apartment (about 75sqm) fully furnished for the period 15.08.2022 - 30.06.2023.

The apartment has:
* A very spacious and bright living room
* A bright bedroom
* A bright, fully equipped kitchen
* A guest toilet
* A large bathroom with shower, bathtub and an extra toilet
* Also there is a small storage room starting from the living room

The apartment is equipped with all the furniture you need incl. box-spring bed, sofa, desk, washing machine, TV, vacuum cleaner, dishwasher, oven, crockery, cutlery, glasses etc.

Ideal for single people who are coming to Munich for career entry or a new job - and want to look for their own apartment from here - which, according to past experience, is much easier locally and with a little network.

The apartment belongs to a very friendly and helpful older couple who live in the house.

Location:
The apartment is located in the middle of the beautiful district Untermenzing. On the photos you can get an impression of the very green and comparatively quiet street. There is no public transportation in the street and the car traffic is also manageable. Parking is available at the side of the street at any time of the day or night. There are several bus lines and the S2 suburban train line in the immediate vicinity. The Moosach stop with connections to the S1 and U3 is also accessible by bike or bus.

Within walking distance there are several restaurants, supermarkets, doctors, bakeries and cafes. The Nymphenburger Schlosspark is also within walking distance.

Costs/rent:
Monthly rent or (incidental) costs:
Base rent: 1,150 €/ month
Operating costs: 200 €/ month
Current monthly down payment for electricity*: 50 €/ month
Internet (apportioned 1:1): 45€/ month

Total rent incl. above mentioned costs excl. additional payment for electricity & gas: 1.445 €.

Deposit for the period - 2000€

*NOTICE:
Regarding the payments on account for electricity & gas: we always receive the statement in the fall (so the next in October 2022 and 2023) and expect a significant price increase due to the current energy price market. How high this will be, I can unfortunately not estimate myself. We will share this fairly with you/you by calculating the pro rata costs to the day.


Further remarks:
* You can store your bicycles in the garden house on the property.
* The decoration incl. paintings can of course be removed at your request - furniture can also be removed by request.
* The apartment is rented without a cellar, but the house has a cellar where skis etc. can be stored.
* There are very practical storage rooms in the apartment where several suitcases, bags, smaller boxes, etc. can be easily stored.
* The apartment has no balcony
