I am subletting 1 large room (30 m2) in my 3-bed apartment from 20. August for up to 12 months with the possibility to extend the rent beyond 2024. The entire apartment (60 m2) is practically available to you since I will be on maternity leave in another city until the end of 2024.

The flat includes:
- 1 bedroom, 1 home office (which I will keep for myself and might use once every two-three months);
- 1 balcony;
- 1 fully equipped modern kitchen;
- 1 bath/shower/toilet with a window;
- 1 storage room (Keller);
- The total price includes high-speed WIFI, electricity, heating and water.

Please note, there is no TV in the flat, and no lift in the building.

The modern kitchen is fully equipped with everything necessary for cooking. Microwave, blender, coffee machine, fridge freezer, brand new washing machine and dishwasher are available.

The area is very green and quiet, and yet it only takes 10 min to Karlsplatz/Hauptbahnhof.

The apartment is located in the district Ramersdorf, 3 min walking distance subway with two central lines U5 and U2, close to Ostpark, Ostbahnhof (S-bahn connection), Werksviertel, Edeka, Lidl, DM etc.

Ich untermiete ein großes Zimmer (30 m2) in meiner vollmöblierten 3 Zi. Wohnung ab dem 20.08.2023 für max. 12 Monate. Ich behalte das Büro-Zimmer für mich damit ich es einmal jede zwei-drei Monate nutzen kann, sodass man die Wohnung praktisch für sich allein hat.

Die Wohnung verfügt über:
- 1 großes Schlafzimmer (30m2) und ein Büro (das Zimmer behalte ich um das einmal jede zwei-drei Monate nutzen zu können);
- 1 Balkon;
- 1 moderne Wohnküche;
- 1 Bad-Dusche/Toilette mit Fenster;
- 1 Keller;
- Der Mietpreis inkl. WLAN, Heizung, Wasser, Strom. Es gibt allerding keinen Fernsehen und Aufzug.

+ Waschmaschine, Spülmaschine, Kaffeemaschine, Mikrowelle. Es sind genügend Parkplätze vorhanden. Ostpark, Ostbahnhof (S-bahn Anschluss), Werksviertel, Edeka, Lidl sind in der Nähe.

Ich suche eine ordentliche und zuverlässige Person (idealerweise, weiblich) das Sauberkeit und Ruhe sehr schätzt.
