Ich bin Verena und vermiete aufgrund eines Sabbatjahres für ein Jahr meine gemütliche und möblierte 2-Zimmer Wohnung im zentrumsnahen Stadtteil Nürnberg/St. Johannis.
Das sehr geräumige und sonnenreiche Wohnzimmer ist ausgestattet mit Wohnzimmermöbel, Couch und Esstisch. Das Schlafzimmer mit Doppelbett (ohne Matratzen), großem Kleiderschrank und zwei Kommoden liegt auf der Hausrückseite. Die neue Küche hat alle Küchenutensilien, die man so zum kochen braucht u.a. einen großen Kühlschrank mit 3 Gefrierfächern. Hier steht auch die Waschmaschine.
Das Bad ist klein aber fein, mit einem Regal und einer Dusch-Badewanne. Im Gang befinden sich zwei große Einbauschränke. Der Südbalkon lädt mit einklappbarem Tisch und zwei Stühlen auf eine Tasse Kaffe am Morgen oder ein Glas Wein am Abend ein.

APARTMENT
I am Verena, and due to my sabbatical for one year I would rent my smart, perfect located and furnished apartment in St. Johannis/Nuernberg to you.
The spacious and sunny living room is equipped with furniture, cupboard, commode, couch and dining table.
The sleeping room with double bed (without mattress), a big wardrobe and two commode is on the quiet back of the apartment building. The new kitchen is fully equipped with a seperate fridge/freezer and things to cook. The washing machine is placed in the kitchen.
The small bathroom has a shower basin and a shelf. The corridor has two built-in cupboards. The sunny balcony with two chairs and a small table invites you for a cup of coffee in the morning
Die Wohnung befindet sich in einer Sackgasse im gemütlichen Trend-Viertel in St. Johannis/Nürnberg.
Sowohl das Haus an sich als auch die Lage sind sehr ruhig - und das mitten in der City!
Um Dich herum, findest Du alles was dein Herz begehrt:
Supermarkt, Bäcker, Apotheke, Bank: Um's Eck
Zu Fuß bist du in 2 Minuten an der Straßenbahn, die direkt zum Plärrer fährt oder in 7 Minuten am Friedrich-Ebert-Platz. Oder du bist in 10 Minuten fußläufig mitten in der Innenstadt wie z.B. am Hauptmarkt oder für ein gemütliches Bier im Sommer am Schnepperschütz oder Wanderer.
Ansonsten musst Du gar nicht weit gehen: Restaurant, Kneipen, Cafés und Bars sind quasi in der Nachbarschaft. Somit kannst Du dein Auto also stehen lassen - parken ist hier mit Anwohnerausweis möglich.

LOCATION
My apartment is located next to the inner city in an calm dead-end street in the trendy quarter St. Johannis/Nuernberg. However the apartment building, the people and the location is very calm.
In a few steps you can find: supermarkets, bank, bakery, pharmacy, restaurants, nice cafes and bars.
2 Minutes: Tram line 9 Hallerstraße
7 Minutes: underground/subway Friedrich-Ebert Platz
10 Minutes: Inner city main marketplace
Für die Zwischenvermietung möchte mein Vermieter Dich gerne kennenlernen und ein entsprechende Einkommensnachweise.
Die Hausgemeinschaft und das Haus an sich sind eher ruhig.
Ich suche nach jemandem, der schon einmal einen Haushalt geführt hat und weiß was so dazu gehört und der in meiner Abwesenheit Verantwortung für die Wohnung und die darin befindlichen Möbel übernehmen kann. Es ist eine Nichtraucher-Wohnung. Tiere sind leider nicht erlaubt. Da es sich um ein gepflegtes Wohnhaus handelt, sind ausfällige Partys nicht erwünscht. Es steht ein Ansprechpartner zur Verfügung sollte es während der Mietdauer Probleme oder Fragen geben.
Der Mietpreis ist inkl. Betriebskostenvorauszahlung und Strom.

In case of the subletting for this year my landlord would like to meet you. You need also your proof of income and a liability insurance.
It is a calm and cultivated household, pets, smoking and parties are not allowed.
I am looking for somebody who has a responsible handling with my apartment as well as my personal equipment and could manage a household.
During the term of lease there is a contact person for Problems and questions.
The rental price includes working costs and electricity.
