Zentrales Apartment mit Garten & Terrasse, modern möbliert

Ich biete ab Mitte September 2023 meine 1,5 Zimmerwohnung im Erdgeschoss eines Reihenhauses zur Zwischenmiete an.

Die Mietdauer ist variabel vereinbar, sollte jedoch nicht unter 3 Monaten liegen.

Zu den Highlights der Wohnung gehören wohl der kleine Garten und die riesige überdachte Terrasse.
Das Apartment selbst besteht aus zwei, durch einen großen Durchgang miteinander verbundene Zimmer, wobei das eine Schlafraum ist, das andere dem Wohnen dient. Es gibt es eine relative offene Küche und schickes Bad.
Zur Ausstattung gehören u.a. Fußbodenheizung, ein Holzofen sowie eine moderne Einbauküche im schwarzen Design incl. Spülmaschine. Die Wohnung ist selbstverständlich komplett möbliert.

Die Zimmer sind mit hochwertigen Fiesen ausgelegt. Zum Abdunkeln gibt es elektrische Rollladen.
Im Haus gibt es eine Waschmaschine, welche mitbenutzt werden darf. Zudem gibt es einen Abstellraum.

Der Mietpreis beinhaltet die üblichen Nebenkosten inklusive. Für zusätzliche 20 EUR monatlich kann dar Internetanschluss vom Haus mitbenutzt werden. Optional gibt es einen privaten Kfz-Stellplatz direkt vor der Tür. Strom und Heizung ist ebenso inklusive..

Wohl am besten ist das Apartment für eine(n) Young Professional oder ein junges Paar geeignet.

Perfect apartment with terrace & sunny garden for single person / couple for short-term (minimum 6 months stay) and long-term stay! This apartment will be available from mid September 2023.

Location:

To the city center: 10 minutes ONLY to the old town of Nürnberg / city center by bike, through a nice bicycle path in the park. A bus stop is within 3 minutes walk, directly to the Nürnberg center transtation (Hauptbahnhof). An S-bahn station is within 4-5 minutes walk, taking you to many locations in and surround Nürnberg. Trains to Erlangen / Bamberg can be easily connected.

Surrounding environment: Quite and safe surroundings. The apartment is on the ground floor of a townhouse. You will have friendly, helpful and interesting “house-mate” from upstairs of the house. But of course, you have your independent bathroom, toilet, kitchen, living room and garden downstairs in your apartment! Nevertheless, you are not alone! The house locates in a residential area, with young professions, families, and some very kind seniors.

For shopping, Supermarkets (REWE, EDEKA), Post, a very good bakery, a flower shop and a small grocery shop are all wthin walking distance.

For eating out and take-away, there is a Asian restaurant right at the corner. L'Osteria is within 10 minutes walk close to the lake, there you can find good pizza, pasta, salad and wine. Some other resturants, like Sushi, German, Asian food and small local bars can also be found nearby.

For running and relaxing, you can reach the lake and park with 10 minutes walk.

No matter you are a single young profession or a couple, this 1,5 rooms apartment is ideal for you!
Well-equipped furniture in the bedroom and living room (Bed, Closet, Sofa, Dining Table, Shelves).

Kitchen with fridge, dish-washer, cooking range, oven, shelves and most of the kitchen equipment you will need (Fried pans, kettle, toaster, microwave, coffee machine, set of pots, different sizes of dishes, knives, water glasses, wine glasses, …)

Bathroom / toilet with bathtub, shower, toilet, handwashing sink, and shelf.

The washing machine lays in a separate laundry room next to the entrance of the house, which you might need to share with the 2 / 3 house-mates from upstairs.

A big outdoor terrace with cover!

A lovely garden with grass and trees. In spring, there are colorful flowers growing out from the earth, and white cherry flowers from the cherry tree; in summer, harvest time for Cherries, peaches, and some small grapes (depends on the year); in autumn, harvest time for apple and golden leaves; in winter, you can sitting in front of the fire oven in the living room and enjoying the white snowy garden. The pine tree in the garden is ALL YEAR green!

Same as most German apartments, there is no air conditioning in the summer. But! The house is well isolated and with wooden material, which means even in the hot summer, on the ground floor you can enjoy the cooler temperature. For winter, there is ground heating and a wood-fire oven.


About the rent:

The rent (960€/month) includes the rent of the apartment, utility costs (water, heating, and some other fees). If you want to share the Internet with the house-mates upstairs, extra Internet-fee 20€/month.

If you have a car, there is a private parking space just in front of the house with small extra renting cost.
