Die Wohnung umfasst insgesamt 54qm und besteht aus einem großen Wohnzimmer mit offener Küche und direktem Zugang zum Flur, einem separaten Schlafzimmer, einem Badezimmer sowie einem großen Balkon. Die Wohnung ist voll-möbliert, wobei nahezu alle Möbel neu (Kauf im April-Juni 2017) sind und entsprechend keine/ kaum Gebrauchsspuren aufweisen. Neben einer voll ausgestatten Küche mit Spülmaschine, Backofen, Herd, Mikrowelle, Kühlschrank, Gefrierschrank und sämtlichen erforderlichen Koch-/Essutensilien sowie einer Waschmaschine im Badezimmer sind folgende Möbel im Mietpreis enthalten:
- Bett mit Matratze (1,4 x 2m)
- Großer Kleiderschrank
- Kleiderständer + Wäscheständer

The apartment comprises 54 sqm and consists of a wide living room including an open kitchen, a hallway, a separated bedroom, a bathroom as well as a big balcony. The apartment is completely furnished whereby most of the furniture are brand-new, so that they show barely any signs of usage. Beside a fully equipped kitchen including a dishwasher, oven, cooker, microwave, fridge, freezer as well as all necessary utensils for eating and cooking and a washing machine located in the bathroom the following furniture a included within the rent:
- bed with mattress (1,4x2m)
- big wardrobe
- cloth stand + drying rack
- shoe cabinet
- 2 cupboards
- couch with table
- dining table with 4 chairs
- balcony furniture
Bedding is not included. A single garage located in the backyard of the house is provided as well. It is big enough to be used for storage reasons if necessary.

Das Haus befindet sich in Stuttgart-Ost bzw. dem Stadtteil Gaisburg an einer Hanglage. Die nächste Straßenbahn-Haltestelle (Wangener-/Landhausstraße) befindet sich ca. 5-10 min entfernt (abhängig davon, ob man bergab oder bergauf geht), wobei man 12 min mit der U-Bahn bis zum Hbf benötigt. Der nächste Supermarkt (CAP-Markt) ist rund 12 min zu Fuß oder 4 min mit dem Auto entfernt. Das nächste Fitnessstudio (CleverFit) kann in knapp 15 min zu Fuß oder innerhalb von 6 min mit dem Auto erreicht werden.

The house is situated in Stuttgart-East, more precisely within the neighbourhood called Gaisburg on a hillside. The closest street railway/ tram station (Wangener-/Landhausstraße) is about 5 up to 10 min away (depending on whether you go up or down the hill). Using the railway, it takes around 12 min to get to Stuttgart main station. The next supermarket (CAP-Markt) is roughly 12 min on foot or 4 min by car away. The next gym (CleverFit) can be reached within 15 min on foot or 6 min by car.

Die Wohnung kann nur für den vollen Zeitraum voll-möbliert untergemietet werden, wobei weder eine Verkürzung noch eine Verlängerung der Untermietdauer möglich ist. Die Unterbringung von eigenen Möbeln innerhalb der Wohnung ist nicht möglich. Vermietet wird ausschließlich an Nichtraucher ohne Haustiere. In den Nebenkosten sind u.a. die Kosten für Warmwasser und Heizung enthalten. Die "Sonstigen Kosten" setzen sich aus den Kosten für die Garage, Strom, Internet und Festnetz zusammen. Die Kaution ist zur Reservierung der Wohnung vor Mietbeginn zu überweisen.

The apartment can only be rented fully furnished for the entire indicated period. Neither a reduction nor an extension of the rent period is possible. The placing of own furniture is not possible either. The apartment will be only let to non-smokers without pets. The additional costs include the charge for warm water and heating. The „other costs“ include the charge for the garage, electricity, internet as well as. To reserve the apartment, the bail has to be transferred before the beginning of the rental.
If you are interested please send me a description of yourself (short CV, current life situation) including the reason for your stay in Stuttgart. I addition please add a document which proofs your financial reliability or a copy of your proof of income. For students the bail of the parents might be necessary.
