Wir suchen eine/n Zwischenmieter/in für unsere schöne, helle Dreizimmerwohnung in Rottenburg/Kreis Tübingen.
Die Wohnung besteht aus einem großen Wohn- und Esszimmer, einem ebenfalls großen Schlafzimmer und einem kleinen Gäste-/Arbeitszimmer. Dazu kommen zwei Badezimmer - ein großes mit Dusche und ein kleines mit Badewanne -, sowie ein separates WC und eine Küche. Vom Schlafzimmer und vom Arbeitszimmer hat man Zugang zu einem recht großen Balkon, der den weitläufigen Garten überblickt; vor dem Haus befindet sich außerdem über der Garage eine Terrasse. Die Wohnung ist frisch gestrichen (wir sind selbst erst im März eingezogen) und in recht gutem Zustand. Sie ist außerdem voll möbliert und gut ausgestattet. Natürlich werden wir aber genug Platz für eure Habseligkeiten schaffen! Gerne können wir aber Handtücher, Bettwäsche und Geschirr zur Verfügung stellen. Im Haus wohnt noch eine sehr nette junge Familie mit einem kleinen Kind und zwei Katzen. Die Wohnung ist grundsätzlich auch WG-geeignet, allerdings sind die Zimmer unterschiedlich groß.

We are looking to sublet our charming and light three-room apartment in Rottenburg am Neckar, Germany (in the county of and very close to the city of Tübingen).
The apartment consists of a spacious living and dining room, a big bedroom and a smaller guest room/study. There are two bathrooms - a big one with a shower and a smaller one with a tub - as well as a separate toilet and a kitchen. The rather large balcony can be accessed from both the bedroom and the guest room and overlooks a beautiful and huge garden. There is also a terrace atop of the garage in front of the house. The apartment has been redecorated recently (we only just moved in back in March) and is overall well maintained. It is fully furnished and well equipped - but we will ensure that there is plenty of storage room available for your own belongings of course! If necessary, we are happy to provide towels, bed sheets, and crockery/cutlery. A very nice young family with a small child and two cats is living in the apartment downstairs. The apartment can also be shared; however, the two bedrooms are quite different in size.

Die Wohnung befindet sich in einer ruhigen Wohngegend und ist dennoch sehr zentral gelegen. Zum Bahnhof sind es zu Fuß gerade einmal fünf Minuten, ins Zentrum benötigt man nur 15 Minuten. Nach Tübingen Hbf dauert es mit der Bahn nur neun Minuten (man ist schneller dort als von manchen Teilen der Kernstadt). Vom nahegelegenen Busbahnhof aus gibt es eine direkte Verbindung zum Campus Morgenstelle und zu den Unikliniken Berg. Direkt am Bahnhof befinden sich außerdem zwei Bäckereien, eine Poststelle und ein Kaufland-Supermarkt.

The apartment is perfectly situated in a very quiet but central neighborhood. The train station is a five minute walk away; the city center is also in walking distance. You can reach Tuebingen Hauptbahnhof in just nine minutes by train (that is, faster than from many other neighborhoods in Tuebingen proper) without any additional fees to your student ticket. From the nearby bus station, there is a direct connection to the Campus Morgenstelle and the university medical center (Unikliniken Berg). There are two bakeries, a post office and a Kaufland supermarket just next to the train station.

Wir vermieten die Wohnung unter, da wir für einige Zeit ins Ausland gehen werden. Uns geht es vor allem darum, jemanden zu finden, dem oder der wir unsere Wohnung während dieser Zeit gut anvertrauen können.
Da wir mit der Zwischenmiete außerdem keine Gewinnabsichten verfolgen, sondern lediglich sicherstellen wollen, dass wir nach unserem Auslandsaufenthalt wieder in unser schönes Zuhause zurückkehren können, verlangen wir als Warmmiete nur 850,00 Euro pro Monat – das ist um einiges weniger, als wir selbst bezahlen. Es würden nur noch eventuelle Kosten für Internet etc. dazukommen.

We are subletting the apartment because we are leaving the country for a few months. Our hope is to find a tenant whom we can easily entrust with our home during this time of absence.
Since we are not looking to make any profit, but merely wish to ensure that we'll be able to return to our lovely home after our time abroad, we only ask for a monthly rent of 850,00 Euro – this is significantly less than we pay ourselves. Additional fees for internet etc. may apply.
