Sonnige Wohnung im 10. Bezirk für 15 Monate, ideal für Paare

Hallo, wir sind ein Paar aus Tschechien, das in Wien wohnt. Für das nächste Jahr (5. Juni 2023 - 30. September 2024) ziehen wir beruflich ins Ausland, daher suchen wir für den gesamten Zeitraum einen Untermieter für unsere schöne Wohnung.

Die Wohnung befindet sich im zweiten Stock eines Altbaus direkt an der U-Bahn-Station Troststraße. In der Nähe befinden sich viele Lebensmittelgeschäfte und Restaurants. Sie ist 65,7 m2 groß und besteht aus zwei Zimmern, einem Vorraum, WC, Badezimmer und einer Küche. Das zweite Zimmer (Schlafzimmer) ist nur durch das erste Zimmer (Wohnzimmer) zu erreichen, daher ist es perfekt für ein Paar.

Die Gesamtmiete (inklusive Betribeskosten) ohne Gas und Strom (und Internet) beträgt 740 EUR. Für Gas und Strom zahlen wir 137EUR und 26EUR monatlich. Wir würden von den Untermietern verlangen, dass sie unseren Vertrag mit dem Gas- und Stromanbieter auf ihren Namen übernehmen und eine Monatsmiete Kaution zahlen. (Das Internet kostet 32EUR und wir werden höchstwahrscheinlich unseren Vertrag kündigen).

Wir ziehen mit all unseren Sachen aus der Wohnung aus, aber wir lassen die Möbel dort, z.B. Schränke, Bett, Tische, besonders das Sofa. Wir sind offen für jede vernünftige (wie üblich bei der Anmietung einer Wohnung) Änderung in der Wohnung. Es sollte auch erwähnt werden, dass wir die Küche selbst gebaut haben :)

Hi, we are a couple from Czechia that is based in Vienna. For the next year or so (5th June 2023 - 30th September 2024) we move for work abroad, therefore we are looking for a subtenant for our lovely flat for the whole period.

The flat is located in a second floor of an Altbau directly at the subway station Troststrasse. There are many groceries stores and restaurants close by. It is 65.7 m2 and consists of two rooms, a hall, toilet, bathroom and a kitchen. The second room (bedroom) is reachable only through the first room (living room), hence it is perfect for a couple.

The overall rent (including Betribeskosten) without gas and electricity (and internet) is 740 EUR. For the gas and electricity we pay 137EUR and 26EUR monthly. We would require the subtenants to take over in their name our contract with the gas and electricity provider, and pay one month's rent deposit. (The internet is 32EUR and we will most likely terminate our contract.)

We move out from the flat all our stuff, but we leave the furniture there, e.g. wardrobes, bed, tables, specially the Sofa. We are open to any reasonable (as usual when renting a flat) modifications in the flat. It should be also mentioned that we have built the kitchen ourselves :)
