Wohnung in ruhiger Lage in 1130 Wien

Für diese Wohnung (wird UNMÖBILIERT vermietet) in 1130 Hietzing, Wien, suchen wir (meine Schwester und ich) Mieter ab dem 01.07.2023, befristet auf ca. 1 Jahr, da im Frühling oder Sommer 2024 meine Schwester aus dem Ausland zurückzieht und die Wohnung benötigen würde.

Die Wohnung hat eine Fläche von 64m^2 mit Balkon und 2 Abstellräumen und ist sowohl für Einzelpersonen als auch Paare geeignet. In der Küche ist auch ein Backofen, Herd, Kühlschrank und Geschirrspüler inkludiert. Eine WG ist unserer Meinung nach wegen der Raumaufteilung schwierig, haben jedoch unsererseits nichts dagegen einzuwenden. Zusätzlich verfügen Sie auch über einen Kellerraum. Die monatliche Miete beträgt 650€, zu welcher Sie zusätzlich Strom, Wasser, Internet und Gas fürs Herd selber bezahlen müssen. Die Miete setzen wir wegen der kurzen Mietzeit so niedrig, die Wohnung selbst befindet sich in einem guten Zustand.

We (my sister and I) are looking for tenants for this flat (which will be rented WITHOUT furniture) in 1130 Hietzing, Vienna, that can move in at the 01.07.2023 earliest. The duration of the rent is limited to a maximum of around a year, as my sister is going to come back from abroad in the spring or summer of 2024 and would need the apartment for herself.

The flat has an area of 64m^2 with a balcony and 2 storage rooms and is suitable for both singles and couples. In the kitchen, oven, stove, fridge and a dish washer are included. We also don't mind the flat being used as a shared flat, though we think that's rather hard to do due to the structure of the apartment. In addition, you also have a cellar. The monthly rent is 650€, in addition to which you have to pay electricity, water, internet and gas for the stove yourself. The rent is so low due to the short rent duration, the appartment itself is in a good condition. The flat is rented unfurnished.
