Aufteilung und aktuelle Ausstattung:
Die Wohnung verfügt über ein helles gemütliches Wohnzimmer mit ausgestatteter Einbauküche, Esstisch und Couch. Die Couch ist ausziehbar und lässt sich als Doppelbett verwenden.
Das Schlafzimmer ist mit Kleiderschrank und einem Komfort-Einzelbett (120 x 200cm) ausgestattet, wo auch zwei Personen problemlos Platz finden. Außerdem besitzt das Fenster ein abnehmbares, maßgeschneidertes Pollenschutzgitter, wodurch man im Sommer auch bei geöffnetem Fenster von Insekten verschont bleibt.
Im länglichen Zimmer, welches als Arbeitszimmer fungiert und einen direkten Zugang zum sonnigen Balkon besitzt, befindet sich ein Schreibtisch und ein Bücherregal.
Bad und Toilette sind praktischerweise separat begehbar. Im Bad befindet sich eine Badewanne für entspannende Schaumbäder und eine eigene Waschmaschine.

The flat has a bright cosy living room with equipped fitted kitchen, dining table and couch. The couch is extendable and can be used as a double bed.
The bedroom is equipped with a wardrobe and a comfort single bed (120 x 200cm), which can easily accommodate two people. In addition, the window has a removable, custom-made pollen screen, so that you are spared from insects in summer even when the window is open.
In the oblong room, which functions as a study and has direct access to the sunny balcony, there is a desk and a bookshelf.
The bathroom and toilet are conveniently separate. The bathroom has a bathtub for relaxing bubble baths and its own washing machine.

Die Wohnung ist öffentlich sehr gut angebunden. Vor der Haustür halten die Straßenbahnlinie 26, die in 10min direkt nach U6 Floridsdorf fährt, und die Buslinien 22A und 24A. Der 22A fährt direkt zum Donauzentrum. Alle drei Linien stellen eine direkte Verbindung zur U1 Station Kagraner Platz dar (1 Station), welche man alternativ auch in ca. 8 Gehminuten erreicht.
Mit der U1 ist man in einer Station beim Donauzentrum. Auch die alte Donau, der Praterstern und die Innenstadt sind sehr schnell und ohne Umsteigen zu erreichen.
Beim Kagraner Platz gibt es ein kleines Einkaufszentrum mit Billa, Spar, Bipa, DM, Felber, Apotheke usw. Auch zwei Fitnesscenter, McFit und FitInn, sind vorhanden. Gleich gegenüber vom Wohngebäude befindet sich ein großer Lidl und um die Ecke eine Apotheke und ein weiterer Billa.
Der große Ikea Nord und ein Bauhaus sind mit dem 24A in nur 2 Stationen zu erreichen.

The flat is very well connected to the public transportation system. The tram line 26, which goes directly to U6 Floridsdorf in 10min, and the bus lines 22A and 24A stop in front of the front door. The 22A goes directly to Donauzentrum. All three lines provide a direct connection to the U1 station Kagraner Platz (1 stop), which can alternatively be reached in about 8 minutes on foot.
With the U1 you can reach Donauzentrum in one stop. The old Danube, the Praterstern and the city centre can also be reached very quickly and without changing trains.
At Kagraner Platz there is a small shopping centre with Billa, Spar, Bipa, DM, Felber, pharmacy, etc.. There are also two fitness centres, McFit and FitInn. Just opposite the apartment building is a large Lidl and around the corner a pharmacy and another Billa.
The large Ikea Nord and a Bauhaus are only 2 stops away with the 24A.
